1-Bedroom & 1-Bedroom + Study Units
The picture above shows the 1 bedroom and 1 bedroom + study units – Type A1 (538 sqft), Type A2 (570 sqft), Type AS1 (678 sqft) and Type AS2 (646 sqft). Entry prices are different for each 1 bedroom and 1 bedroom + study unit:

Type A1 and Type A2 are similar since Type A2 is a mirrored layout of Type A1. Both have a one sided open kitchen. The first walk-in past the kitchenette leads to the living room and balcony. The master bedroom and bathroom is on the left side of the walk way.
The design of 1 bedroom unit is similar to a studio room because buyers and investors will be able to choose whether to have an open bedroom or closed bedroom. There is a big sliding door between the living room and master bedroom so it looks like a studio room if the sliding door is left open.
For the 1 bedroom + study unit, Type AS1 and Type AS2 have same square layout design. Both layouts are similar to the 1 bedroom unit only with an extra study room. As we enter the main door, there is the one sided open kitchen and dining area with a table fits 2 person with its living room on the left while the master bedroom, bathroom and study room is on the right.
There are 2 sliding doors to both the study area and master bedroom which is very convenient. The only difference between Type AS1 and Type AS2 is Type AS1 with 32 sq ft of extra space for the corridor linked with the study room.

2-Bedroom Unit
The picture above shows the 2 bedroom and 2 bedroom deluxe units – Type B1 (969 sqft), Type B2 (829 sqft), Type B2A (807 sqft), Type B3 (926 sqft) and Type B4 (1,109 sqft). Entry price are different for each 2 bedroom unit:

A total of 3 stacks (Stack 9, 7, 10) face south overlooking Napier Road and River Valley. Views towards the south is similar to north with residences, office tower, government building and embassies in sight.
There are 3 layouts – Type B1, Type B2, Type B2A and Type B3 which are similar with its concept merged in a square layout. The kitchenette, dining and living space is in the same elongated area. All the bedroom and bathroom located at one side of the house.
Type B1 and Type B3 have the same layout design in terms of master bedroom with a walk in wardrobe, bathroom, kitchen, living room and dining table. Buyers interested in Type B1 and Type B3 may consider having an enclosed living room and dining area by adding a door between the kitchen and the walk in wardrobe.
The merging of dining space and living space allows families to enjoy leisure and entertainment time together whilst having their meals. Otherwise the dining area can be set up as a meeting space, with the use of the living room’s television as a projector for document sharing and screening.
Next Type B2 and Type B2A, where both the layout design are the same but Type B2A has a portrait design and Type B2 has a landscape design where its living room and dining area will look more spacious compared to Type B2A.
Lastly, Type B4 is the biggest 2 bedroom unit in 19 Nassim – 2 bedroom deluxe. Type B4 has a square layout and is equipped with a private lift. There are 2 entrances in the unit – first from the private lift, second right beside its kitchen area.
The walkway from its private lift lobby leads to a door where dining area with table that can fit 4 person and the living room. The bedroom and bathroom are at either side of the living room and dining area.
The fun part in Type B4 is its jack and jill concept dining area and living room where there are few ways for access- one from the private lift lobby and another from the kitchen. In terms of kitchen, Type B4 has a double galley enclosed kitchen and the walkway through kitchen leads to the second entrance of the house.
Overall, all 2 bedroom and 2 bedroom deluxe units can be considered at a 50/50 as 19 Nassim provide several options with different unit area, views and design. Anyhow, Type B4 is highly recommended for those looking at a big 2 bedroom unit with a jack and jill concept layout design.
2-Bedroom + Study Unit
Type BS1 is the only 2 bedroom + study unit in 19 Nassim. Type BS1 is at stack 6, facing south overlooking Napier Road and River Valley. Views to the south is similar to north where there are many residences, office tower, government building and the embassy in sight.
Type BS1 is similar to Type B2A but with an additional study room where Type B2A lacks. The walkway leads to a bigger U-shaped open kitchen compared to Type B2A, and its dining area fits a table that can fit 4 person with a living room.
All the bedrooms, bathrooms and study room are at the left side of the walk way. The master bedroom comes with a master bathroom and there is another bathroom opposite bedroom 2. Hence, both master bedroom and bedroom 2 do not share the same bathroom, allowing more privacy to the family or tenant.
Since this is the only 2 bedroom + study unit in 19 Nassim, Type BS1 is highly recommended to those interested in more rooms alongside a study unit.
3-Bedroom Deluxe Unit
The picture above shows the 3 bedroom deluxe unit – Type C1 (1,410 sqft), Type C2 (1,475 sqft) and Type D1 (1,733 sqft ). Entry prices are different for each 3 bedroom deluxe unit:

Both Type C1 and Type C2 have a rectangular layout with a private lift. There are 2 entrances – first from the private lift lobby and the second from the yard area.
The walkway from its private lift lobby leads to the living room and dining area which can fit a table for 6 with its 3 bedrooms and 2 bathrooms. The size of the master bedroom is big enough to fit in an additional coffee table and a chair which can be easily replaced with an office table and chair for a working space. Besides the master bedroom, the master bathroom in both units come with a bathtub.
The right side of the walk way is where the kitchen is at. The walkway in the kitchen leads to the yard area with its second entrance, water closet and utilities room for a permanent helper or it can be turned into a storage room.
There are differences among the 2 layouts. First off, Type C2 with a bigger unit area has a bigger living area where its dining area and living room are merged.
Secondly, due to the merging of the dining and living room in Type C2, its dining area is replaced by a U shape enclosed kitchen. Thus, its walkway from kitchen to the yard area is longer.
Lastly, Type C1 has a one sided galley enclosed kitchen while Type C2 has a U-shaped enclosed kitchen.
Next, Type D1 is similar to Type C2 in terms of the rectangular layout. But Type D1 with a bigger unit area has bigger A/C ledge and balcony compared to other 3 bedroom deluxe units.
Besides that, the U-shaped kitchen layout in Type C2 is replaced by a family lounge in Type D1. Thus the kitchen in Type D1 is now similar to Type C1 with a one sided galley enclosed kitchen together with its yard.
For prices, increment for every floor would be the range of $ 54,000 – $ 153,000 and the overall price difference for 3 bedroom deluxe units could hit $ 360,000 when comparing the lowest and highest floor unit.
Type C2 is highly recommended for buyers looking for a big living room and yard whereas Type C1 is recommended for buyers looking for 3-bedroom units with a lower entry price.
Future Direction for Buyers & Investors
Thomson-East Coast Line
The nearest MRT Station around 19 Nassim is the upcoming Napier MRT Station (0.27 km) at the Thomson – East Coast Line. Its construction began 8 years ago in 2014. Presently, there are total of 5 stages in this line and the Land Transport Authority (owner) will open each stage accordingly. As of 28th August 2021, the Land Transport has opened Stage 2.
Currently the stations that operating at the Thomson-East Coast Line is from Woodlands North stations up to Caldecotts. Some buyers may be concerned with when the nearest station at the upcoming Orchard Boulevard MRT Station operate.
Napier MRT Station is listed as one of the stations in Stage 3 where its expected operation period from Caldecotts till Gardens by the Bay will open in the third half of 2022.
Thus, despite being a leasehold property, 19 Nassim’s value will not depreciate with a line-up of revamps and urban transformation plans ongoing in the area.
