Some people like to live in skyscrapers while others prefer a place closer to ground level. If you prefer the latter, here are three freehold condos for you to pick from – Ikigai on Shrewsbury Road, 10 Evelyn on Evelyn Road, Peak Residence on Thomson Road. All three are no taller than six storeys high.
Ikigai’s expected TOP is 10 May 2026 while 10 Evelyn’s is Q3 2022 and Peak Residence’s is February 2025.
Ikigai is conceptualised and inspired by Japanese renowned calligrapher, Tomoko Kawao, which probably explains the project’s Japanese-sounding name. According to BBC, Ikigai is a Japanese term that embodies the idea of happiness in living. Essentially, it is the reason why you get up in the morning.
Location
Ikigai is located at the corner of Shrewsbury Road, which is a cul de sac. The only road that links with this road is Moulmein Road.
The other end of Shrewsbury Road is blocked by a party store called WoW! Let’s Party@Moulmein and a parking lot.
This road is ideal for buyers who want to live in a quieter area, away from passing traffic.
Ikigai is situated near the heart of Novena and is only a short walk to nearby shopping malls: Novena Square, Square 2, City Square Mall, Shaw Plaza and United Square Mall.
Ikigai is within 500m from Novena MRT station.
10 Evelyn takes its name from its address. It is a green and tranquil street off Newton Road. Although cosily tucked away from the noise and traffic, 10 Evelyn is still very much at the heart of it all. It is a short drive away from Orchard Road and within reach of several top primary/secondary schools.
The site is almost north-east/south-west oriented, with the main entrance located along Evelyn Road pointing south. A side gate will be built for residents’ convenience, giving direct access to Newton Road where a number of public buses run.
10 Evelyn is within 1km from Newton and Novena MRT stations.
Peak Residence is located on a hilltop at the end of a cul de sac road next to Thomson Medical Centre.
Balestier Hill Shopping Centre and Novena Rise Park are just across the main road (Thomson Road).
Peak Residence is within 1km from Novena and Mount Pleasant MRT stations.
All three developments are situated near the heart of Novena and within a 1km radius from United Square, Velocity@Novena, City Square, Shaw Plaza, Goldhill Plaza, Novena Square, Square 2, Revenue House, Health City Novena and schools.
Health City Novena comprises well-known medical facilities such as Tan Tock Seng Hospital, Novena Medical Centre, Mount Elizabeth Novena Hospital & Specialist Centre, Ng Teng Fong Centre for Healthcare Innovation, and the National Skin Centre. This makes the neighbourhood a prime spot for families or anyone who requires medical care.
With an expected completion in 2030, Health City Novena aims to draw regional medical tourists and businesses. This will turn Newton/Novena into a coveted address with forecasted capital appreciation for properties in the area. The area is definitely set to flourish.
Whether you are an investor looking for a property with high rentability or are a homebuyer interested in a spacious home near the city, all three projects are worth serious consideration.

Unit distribution
Apart from Peak Residence that comes in two 5-storey blocks, Ikigai and 10 Evelyn comprise only one block each. Ikigai is 6 storeys high while 10 Evelyn is 5 storeys. Among the three, Peak Residence has the largest land area of 57,378 sq ft. On the other hand, Ikigai has the smallest land area of only 11,065 sq ft.
Peak Residence has the highest number of units (90 units) while Ikigai the least (only 16 units). 10 Evelyn has 56 units in total. This means Ikigai is the least densely populated and ideal for those who prize their privacy and personal space.
Ikigai’s units have well-thought-out designs and are larger than the norm (discussed in the next section).
10 Evelyn has only three units per floor and all three do not share common walls, which means there’s a space between each unit to maximise privacy.
All three developments have sold out a considerable number of units with Ikigai having only 3 units left for sale (81.25% sold), 10 Evelyn 15 units available (73.21% sold), and Peak Residence 41 units available (54.44% sold) at the point of writing.
Up to now, Ikigai and 10 Evelyn buyers are all Singaporeans while Peak Residence has a mix of 91.2% Singaporean and 8.8% permanent resident buyers.
All three developments do not come with private lifts, and separate wet and dry kitchens.
There are home shelters for units in Ikigai and 10 Evelyn, but not Peak Residence.
Comparing two-bedroom units for all three projects
Ikigai
For Ikigai, we’re looking at a 969-sq-ft two-bedder unit. This is the smallest 2-bedroom unit in Ikigai and it can be found on Stack 2.
Stack 2 faces north and has a direct view of Health City Novena which is currently under the planning and construction stage. Hence the view from here includes hospitals, residences, shopping malls and office towers.
As the unit has a big floor area, the master bedroom is big enough for a walk-in wardrobe unlike 10 Evelyn and Peak Residence that cannot accommodate this feature.
Cooking enthusiasts will probably prefer Ikigai because of its bigger L-shaped open-concept kitchen.
10 Evelyn
For 10 Evelyn, we are looking at a 807-sq-ft two-bedder unit. This can be found on Stack 10, which faces northwest from where one can have views of landed homes, schools and greenery.
As shown in the above layout, bedroom 1 does not have sufficient space for a queen-sized bed. If you prefer sleeping on a queen-sized bed, then it’s better that you consider 2-bedders in Peak Residence or Ikigai or 3-bedders in 10 Evelyn.
One of the probable reasons for having a small bedroom 1 is to fit in a household shelter which Peak Residence does not have.
In terms of balcony, some of the balconies in Peak Residence and 10 Evelyn are replaced by a Private Enclosed Space. However, there are still units with balcony for the same unit design although such units are smaller.
Peak Residence
For Peak Residence, we’re looking at a 808-sq-ft two-bedder unit. This can be found on Stacks 4 and 10. Both stacks face south and enjoy a bird’s eye view of Novena and some of the condo’s facilities.
Two bedders in Peak Residence have a squarish layout where the kitchen, dining and living rooms are in a row.
Stack 4 is beside Stack 5 while Stack 10 is beside Stack 11. Between Stack 4 and 10, we prefer Stack 4 because Stack 10 faces the block’s entrance where there may be noise coming from passing traffic.
Price and Maintenance Fee
As can be seen from the table above, the asking prices for Peak Residence is the highest but this is fair considering its bigger land area and wide array of facilities. Note: Ikigai’s units are bigger/penthouses, hence the higher price tag.

For Ikigai, there isn’t a lot of fancy facilities despite its luxury tag. However, it does have the essentials, such as a gym, swimming pool and kid’s pool on the first floor. There’s also a common area for outdoor chilling on the rooftop.
10 Evelyn has only a limited choice of facilities and is the only project among the three without roof terrace facilities. However, this is somewhat compensated by the availability of Jacuzzis.
Peak Residence has the most number of facilities and these are comprehensive and varied. This shows its creativity in optimising a limited area. The project has thoughtfully allocated space for social events, such as a gourmet terrace with BBQ where residents can dine and socialise while enjoying a view of the pools.
