Type 2BR+S is the only 2 bedroom + study unit at 15 Holland Hill. Type 2BR+S is at stack 5, facing northeast overlooking Holland Flyover and Farrer Road with a skyscraper view.

Type 2BR+S has a rectangular layout and the unit is equipped with a private lift. There are 2 entrances in the unit – first via the private lift, second via the yard.

The first thing from the lift is the bedroom 2 and bathroom 2 in front of the lift. Its master bedroom and master bathroom are on the left side of the foyer.

The walkway to the left leads to the living room, dining area which can fit a table for 3 person, study room and kitchen. The kitchen Type 2BR+S has is an L-shaped enclosed kitchen with 2 sliding doors. There is a walkway in the kitchen that leads to the yard area with a household shelter, water closet and the second entrance.

For prices, the entry price for Type 2BR+S is $ 3,919,770 with price per sq ft of $ 3,034 – $ 3,126. Increments for every floor would be around $ 19,400 and the overall price difference for 2 bedroom + study unit could hit $ 119,310 when comparing the lowest and highest floor unit.

3-Bedroom Unit

Type 3BR-b is the only 3 bedroom unit left at 15 Holland Hill. Type 3BR-b is at stack 2, facing south with some old developments like Lush on Holland Hill and Holland Peak which is only 50m away from 15 Holland Hill.

Type 3BR-b has a rectangular layout and the unit is equipped with a private lift. There are 2 entrances in the unit – first via the private lift, second via the yard.

The walkway from the foyer leads to a big living room and the dining area which can fit a table for 8 person. Followed by the walkway, there is a door to access the L-shaped enclosed kitchen, household shelter and yard.

There is a corridor on the outskirt of the kitchen that leads to all bedrooms and bathroom. The one advantage in this 3 bedroom unit is all its bedroom comes with a personal bathroom. Hence, the bathroom does not have to be shared and owners will enjoy better privacy.

The sizes of its master bedroom is huge – with enough space to fit an office table and chair for a working area.

For prices, the entry price for Type 3BR-b is $ 5,620,180 with price per sqft of $ 3,018 – $ 3,033. Increment for every floor would be at a range of $ 28,130 – $ 58,200.

Future Direction for Buyers & Investors

While Holland Village seems to be an area that has it all, offering a wide variety of dining and lifestyle options, it is set for more buzz. The Urban Redevelopment Authority’s draft Master Plan 2014 revealed that Holland Village will be further developed as an “identity node”, which means it will not lose the charm and ambience that entice so many visitors and residents.

A new extension adjacent to Holland Village, right behind Lorong Mambong, has been earmarked for a new mixed-use, pedestrian-oriented development that will add to the vibrancy of Holland Village as a great place to live, work and play. A new street, Holland Way, will also be created.

The 23,000 sq m new extension which will take up to seven years to complete, will add another 570 private residential units.

The 15 Holland Hill Review is going to be the last launch in Holland V from the first wave of en bloc sale. Buyer now have more time to select projects in Holland Collections. If the market is demanding for property, in the future there may be another wave of en block sale with projects. The entry price now will be lower than future new developments.

Land Tenure

15 Holland Hill’s freehold status will make it an attractive investment in land-scarce Singapore. At the same time, it helps negate fears of lease decay. As known, the Singapore government will only sell land with leases up to 99-years while some developers who bought freehold land via collective sales are only selling their properties with 99-year leases. In other words, the properties will revert to them once the leases expire. Hence, freehold land will become increasingly rare and this is therefore a good opportunity to snare a freehold property in a prime district.
