Our Search-to-Settlement service is valid for a six-month period. On average properties are secured within 2-8 weeks depending on your requirements and stock levels at the time.

The 7-Step Search to Settlement Process

A full outline of the 7 step process is included below:

Start Financial Planning

Check the maximum home loan amount and property purchase price you can afford based on your income, age, and loan commitments. We suggest going for a higher IPA amount at this stage because you can always request to lower the loan after approval but not always vice versa once you place the deposit. Doing this will ensure that you do not lose the Option fee, which is typically 1% of the property purchase price. Payment will need to be made once the seller has granted the Option to Purchase (OTP).

Begin Your Home Search

Do research on property platforms by shortlisting the units that match your preferences and needs, from location, budget and property size. PropReveal listings offers detailed filters for you to find exactly what you’re looking for.

Inspecting, Evaluating and Comparing Properties

Inspecting, evaluating and comparing properties based on their potential as a home or investment. Any potential risks are highlighted – no sugar coating! This involves thorough research and detailed reporting. Typical investigations include:

Property Inspections. All properties of interest (and the surrounding area) are physically inspected by an experienced buyer’s agent. Inspection videos are provided where possible, and comments made as to the suitability, potential and pit-falls of each property.

Due-diligence is compiled and interpreted based on our experience and local knowledge. This includes:

  • Lifestyle factors: desirable school catchments; convenient public transport; local shopping, cafes, restaurants; and employment centres.
  • Susceptibility to flooding. This is a major concern for purchases in Brisbane.
  • Noise from nearby roads, rail, commercial activity and air-traffic.
  • The existence and consequences of council zoning, easements, underground services, and nearby development applications.
  • Property and suburb data including: sales history, land/site values, time on market, supply and demand characteristics.
  • For investment purchases a rental appraisal and cash flow analysis will also be provided.

Contact A Lawyer

Engage a lawyer to help you exercise the OTP on time, as well as with the rest of the conveyancing process. This involves the legal transfer of homeownership from the seller to you, the buyer. If you will be using your CPF funds and/or getting a home loan to finance your home purchase, consider appointing a law firm from CPF’s panel and your FI’s panel. This will ensure that you won’t have to engage two lawyers for those two things, saving you hundreds of dollars in legal fees.

Make An Offer

Once you’ve found the right home at the right price, you can make an offer. Negotiating on your behalf with the sales agent to achieve the best possible price and conditions. We are expert negotiators. We know market conditions and will provide an independent appraisal you can rely on. There is no reliance on automated valuation reports which are inaccurate and misleading, and no need for you to deal with any sales agents directly!
