2-Bedroom Unit

Type A1 is the only 2-bedroom unit left in 3 Orchard By The Park at wood tower without any balcony. But it faces east towards Orchard city overlooking Orchard’s shopping mall, medical centre, residences and MRT station.

Type A1 has an L-shaped layout and this unit is equipped with a private life. There are 2 entrances in the unit – both linked to its private lift lobby.

The walkway from the entrance leads to a U-shaped enclosed kitchen, living room and dining area which can fit a table for two.

The walkway between its dining area and living room leads to a household shelter (designed for emergencies, with strengthened walls, floor, ceiling and a specially designed door) and then to the other bedrooms and bathroom.    

Its master bedroom in Type A1 comes with a master bathroom fitted with a bathtub whereas the second bathroom is between the master bedroom and bedroom 2.      

For prices, the entry price for Type A1 is $ 4,157,400 with a per sq ft price of $ 3,900.  

Overall, the 2-bedroom units in 3 Orchard By The Park offers a private and luxurious feel as it has a private lift which is rarely seen in other 2-bedroom units for other projects.

All 3-bedroom units above face west which has one of the best views at 3 Orchard By The Park as it faces towards Queenstown and will be able to enjoy a sight of greenery.    

All Type B1-a units (From Type B1-a1 to Type B1-a5) have the same unit area and layout design.  They are equipped with private lifts and 2 entrances – first via the private lift and second via the yard.    

The first thing from the lift is the open balcony area with a door right beside the lift for access into the first floor of the house. The walkway leads to the living room, dining area which can fit a table for 8, a staircase on the left, its bedroom 3 and kitchen.    

Type B1-a unit has two kitchen sections – an L-shaped enclosed dry kitchen with a sliding door and one-sided galley enclosed kitchen. Here, the wet kitchen is the only way to the yard and household shelter.    

On the second floor, there are 2 doors here which is the entrance to bedroom 2 and master bedroom. All three bedrooms have their own personal bathrooms, but master bathroom is the only bathroom with a bathtub.    

Type B2-b1, Type B2-b1 has a smaller unit compared to Type B1-a’s unit. It is a square layout with a private lift and one entrance is via the lift and while the other is via the wet kitchen.      

The concept is more or less the same as Type B1-a’s unit, with the first thing from the lift is the balcony. The door in the balcony leads to the living room, dining room, all 3 bedrooms and the dry and wet kitchen.    

But there are few differences between Type B1-a and Type B2-b1. First off, Type B2-b1 has a total of 2 bathrooms – the master bathroom and bathroom 2. This means bedroom 2 and bedroom 3 will share the same bathroom. But for convenience, the developer added an extra powder room.    

Lastly, the household shelter in Type B1-a is at the wet kitchen whereas the household shelter in Type B2-b1 is opposite bathroom 2.  

Overall, both units provide a different type of vibe for buyers and investors. As both units have the same views, it is recommended to choose based on each’s own preferences.  

But for big families, Type B2-b1 is highly recommended because there is an additional utility room in Type B2-b1 for extra space.  

Future Direction for Buyers & Investors

Thomson-East Coast Line

The nearest MRT Station around 3 Orchard By The Park is the upcoming Orchard Boulevard MRT Station (0.17 km) at the Thomson – East Coast Line. Its construction began 8 years ago in 2014. Presently, there are total of 5 stages in this line and the Land Transport Authority (owner) will open each stage accordingly. As of 28th August 2021, the Land Transport has opened Stage 2.    

Current stations operating at Thomson-East Coast Line are those from Woodlands North stations up to Caldecotts although some buyers may be concerned about the date the nearest station at the upcoming Orchard Boulevard MRT Station will operate.    

But here, Orchard Boulevard MRT Station is listed as one of the stations in Stage 3 where its expected operation period from Caldecotts till Gardens by the Bay will open in the third half of 2022.  

Orchard Road

Adding into view that the Singapore Government planned to rejuvenate Orchard Road into a lifestyle destination, Orchard Road itself has already developed into an area with considerable development and a stable population.
