From the residence, it will take approximately 5 mins to reach the Central Expressway (CTE), while the Pan-Island Expressway (PIE) can be reached in approximately 7 mins. The famous shopping district at Orchard Road can also be easily accessed via Orchard Road and Grange Road in 5 to 10 minutes.

While these roads will not be overly busy on weekends, residents should keep in mind that there may be a gridlock along the area – where Cuscaden Road leads into the main Orchard Road at certain intervals of the day.

Within walking distance, there are several shopping malls like Shaw House (7-min walk), Tanglin Mall (9-min walk) and ION Orchard (10-min walk).

Stack 3 faces northwest towards Bukit Timah and Holland V with a lot residences, offices, parks, MRT station and so on.

Stack 4 faces southeast towards Orchard city where most of the Orchard’s shopping mall, medical centre, residences and MRT station are.

Type A1 and Type A2 are the only units left. Both Type A1 and Type A2 have the same unit area, layout type design where the layout of Type A2 is a mirrored layout of Type A1.

Both have a square layout and the right side of the entrance is where the dining area which can fit a table for 4, living room and an L-shaped enclosed kitchen with sliding door is at. The balcony beside the living room is connected to bedroom 2. Hence, bedroom 2 will have a pleasant view as well.

All the bedrooms, bathroom and study are at the left side of the entrance. The master bedroom in the 2 bedroom + study unit comes with a walk in wardrobe with a personal bathroom whereas bathroom 2 is opposite bedroom 2.

For prices, the overall price difference for 2 bedroom + study units could hit $ 600,300 when comparing the lowest and highest floor unit.

Type A1 and Type A1(1) are highly recommended due to a lower entry price. As mentioned above, Type A1 and Type A2 are the same, hence it is better to get the same unit with a lower entry price to save cost.

Future Direction for Buyers & Investors 

Thomson-East Coast Line

The nearest MRT Station around Boulevard 88 is the upcoming Orchard MRT Station (0.49 km) at the Thomson – East Coast Line. Its construction began 8 years ago in 2014. Presently, there are total of 5 stages in this line and the Land Transport Authority (owner) will open each stage accordingly. As of 28th August 2021, the Land Transport has opened Stage 2.

Currently, the stations operating at the Thomson-East Coast Line is from Woodlands North stations up to Caldecotts. Some buyers may be concerned with the date when the nearest station at the upcoming Orchard Boulevard MRT Station will operate.

Orchard Boulevard MRT Station is listed as one of the stations in Stage 3 where its expected operation period from Caldecotts till Gardens by the Bay will open in the third half of 2022.

Orchard Road
