Type A1 is the only 1 bedroom + study unit at Cuscaden Reserve. Type A1 is at stack 4, towards east and facing Orchard city where Orchard’s shopping mall, medical centre, residences and MRT stations are located.

Type A1 has a square layout with an L-shaped open kitchen. The first walk-in past the bathroom and study will lead to the kitchen, living room and balcony. Bathroom 1 is right beside the entrance whereas its master bedroom and study is on the right of the walk way.

Buyers and investors will be able to choose between an open bedroom or closed bedroom. There is a big sliding door between the living room and master bedroom, so it looks like a studio if the sliding door is left open.

For prices, the entry price for Type A1 is $ 2,258,000 with price per sq ft from $ 3,369 – $ 3,420. Increment for every floor would be around $ 9,000 and the overall price difference for 1 bedroom + study unit could hit $ 36,000 when comparing the lowest and highest floor unit.

Type A1 is highly recommended for buyers and investors looking for a 1 bedroom + study unit with low entry price.

Stacks 1 and 8 face west with one of the best views at Cuscaden Reserve as it faces Queenstown with a sight of more greenery compared to other views.

Stack 5 faces east towards Orchard city overlooking Orchard’s shopping mall, medical centre, residences and MRT station.

All 3 units are similar in a dumbbell layout where bedrooms are at either side of the house. But Type C1 and Type C2 unit are equipped with a private lift. There are 2 entrances in the unit – both linked to the private lift lobby.

The walkway leads to a one sided galley open kitchen and dining area which can fit a table for 4 person and its living room. On the right side is bedroom 2 and bathroom 2 whereas its master bedroom and master bathroom is on the left side. The allocation of Type C1’s bedroom, bathroom and living room might be different because Type C1 is a mirrored layout of Type C2.

From the layout above, there is no partition between the master bedroom and living room. There is only a big sliding door in between, meaning that buyers and investors can decide whether they want an open or closed bedroom. The same goes to bedroom 2.

In terms of the private lift and unit area, there are only minor differences – Type C2 with a bigger area and private lift has a slightly bigger walk way whereas Type C1 has the same unit area with Type B1 alongside a private lift.

Type E1 is slightly different than other units as it is in a square layout with a private lift. There are 2 entrances in the unit – first via the private lift and the second right beside the private lift.

The walkway from the private lift lobby leads to the study, one sided open kitchen, living area and dining area which can fit a table for 6 person.

Besides that, the walkway between the kitchen and dining area leads to all the bedrooms and bathroom. And Type E1 comes with a total of 3 bedroom and 2 bathroom meaning that bedroom 2 and bedroom 3 will share the same bathroom.

For prices, the entry price for Type E1 is $ 4,255,000 with price per sq ft $ 3,659 – $ 3,749. The overall price difference for 3 bedroom + study units could hit $ 105,000 when comparing the lowest and highest floor unit.

Future Direction for Buyers & Investors

Thomson- East Coast Line

The nearest MRT Station around Cuscaden Reserve is the upcoming Orchard Boulevard MRT Station (0.22 km) at the Thomson – East Coast Line. Its construction began 8 years ago in 2014. Presently, there are total of 5 stages in this line and the Land Transport Authority (owner) will open each stage accordingly. As of 28th August 2021, the Land Transport has opened Stage 2.

Currently the stations that operating at the Thomson-East Coast Line is from Woodlands North stations up to Caldecotts. Some buyers may be concerned with when the nearest station at the upcoming Orchard Boulevard MRT Station operate.

Orchard Boulevard MRT Station is listed as one of the stations in Stage 3 where its expected operation period from Caldecotts till Gardens by the Bay will open in the third half of 2022.
