At Dunearn 386, Type B3 is the only type of unit left at present. Type B3 is a 2-bedroom unit at stack 4 facing southwest overlooking Dunearn Road, Farrer Flyover and the iconic Rochor River and Holland V city alongside different residences, schools and parks.

Type B3 is in a dumbbell layout where bedrooms are on either side of the unit. The walkway from the entrance leads to the one-sided galley open kitchen, followed by the dining area with a table that can fit up to 4 person and living room with balcony.

The right side of the walkway is the master bedroom and its master bathroom with a balcony. In Type B3, the balcony in its living room is linked with the master bedroom while the bedroom 2 and bathroom 2 are on the left side of the walkway.

This unit type comes with a total of 2 bedrooms and 2 bathrooms, meaning that residents will not have to share the same bathroom for more privacy.

An interesting feature of Type B3 is that it is of a flexible layout which can be switched into a 1-bedroom unit. As shown above, the 1-bedroom unit design comes with 1 bedroom, 2 bathrooms and additional study area. The living room and dining area are bigger.

And with the merging of the dining and living space, it allows families to enjoy leisure and entertainment time together whilst having their meals. Otherwise, the dining area can be set up as a meeting space, with the use of the living room’s television as a projector for document sharing and screening.

For prices, the entry price for Type B3 is $ 1,637,000 with price per sqft of $ 2,534 – $ 2,559. The overall price difference for 2-bedroom unit available in Dunearn 386 could hit $ 16,000 when comparing the lowest and highest unit.

Future Direction for Buyers & Investors

Location

In more ways than one, the Dunearn 386’s location is ideal. The biggest feature for homebuyers, however, is its proximity to Dunearn Road (an arterial road that connects to a major expressway).

While the Dunearn 386 location is further away from the expressway, units facing the Dunearn road may be affected by traffic noise, so keep this in mind. The Dunearn 386 is an exclusive condo because there aren’t many units available. The wide range of sizes available helps to accommodate people from all walks of life, including singles and growing families.

So, if buyers are buying to stay, chances are the community will have a lot of other amenities and facilities in the future.

Circle Line 6 (CCL 6)

The CCL6 alignment was announced in October 2015, and construction on the three final stations in Singapore’s southern region began in April 2018.

The Circle Line 6 tunnelling project was completed in January 2022. (CCL6). In addition, 23 new trains have been purchased to accommodate the expected increase in passenger volume when CCL6 begins operation in 2026. The first of these new CCL trains arrived in Singapore on March 9, 2022 and is currently undergoing testing and commissioning.

Land Tenure

Dunearn 386’s freehold status will make it an attractive investment in land-scarce Singapore. At the same time, it helps negate fears of lease decay. As known, the Singapore government will only sell land with leases up to 99-years while some developers who bought freehold land via collective sales are only selling their properties with 99-year leases. In other words, the properties will revert to them once the leases expire. Hence, freehold land will become increasingly rare and this is therefore a good opportunity to snare a freehold property in a prime district.
