The picture above shows the 1-bedroom units – Type A1C (506 sqft), Type A2 (495 sqft), Type A3 (517 sqft) and Type A4 (474 sqft). Entry prices are different for each 1-bedroom unit:
There are 4 stacks ( Stack 40 , 41 , 66 & 67 ) facing northeast overlooking Bukit Timah Road, Dunearn Road and the iconic Rochor River in between both Bukit Timah and Dunearn Road with a skyscraper view.
A total of 3 stacks ( Stack 16 , 18 & 15 ) facing southeast which overlook Fourth Avenue Road and Bukit Timah city. Southeast is a direction with a city view with less greenery.
All 1 bedroom units are similar with its first walk-in past the kichenette leading to the living room and balcony. The master bedroom and bathroom are located at one side of the walk way.
Sizes of its bedroom, bathroom, and kitchen area with a one sided open kitchen are the same. There are only minor differences among all 1 bedroom units.
First off, A1C and A3 have a bigger balcony compared to Type A2. Whereas Type A4 has a smaller unit area due to it lacking a balcony nor PES ( private enclosed space ).
Secondly, Type A4 has the biggest walk way compared to other units even though Type A4 is the smallest 1 bedroom unit. Type A1C and A3’s walkway are also slightly bigger than Type A2. Hence, Type A2 is the unit with the smallest walk way among all 1 bedroom units.
Lastly, all 1 bedroom units except Type A4 has its bedroom and bathroom opposite the dining area. Whereas Type A4’s bedroom and bathroom are opposite the kitchen which is very close to the entrance.
For prices, the overall price difference for 1 bedroom units could hit $ 80,840 when comparing the lowest and highest floor unit.
All 1 bedroom units in Fourth Avenue Residences are equally attractive based on the options present depending on each unit area, view and balcony. But overall, Type A4 is highly recommended for those looking at a unit without balcony with a lower entry price.
3-Bedroom + Study Unit
The picture above shows the 3-bedroom + study units – Type CS4a(P) (1,109 sqft), Type CS5 (1,109 sqft) and Type CS7 (1,119 sqft). Entry prices are different for each 3-bedroom + study unit:
Stacks 63 and 37 facing southwest will see Fifth Avenue Condominium and Holland V. Views facing southwest will enjoy a sight of greenery because there are reserve forests here.
Stacks 63 and 20 towards northwest will spot a big piece of the Bukit Timah Nature Reserve, Bukit Timah Road, Dunearn Road and the iconic Rochor River between both Bukit Timah and Dunearn Road with a skyscraper view.
Stack 63 will have 2 different views as the unit type is Type CS4a(P). All its 3 bedroom + study unit has 2 balconies – one beside the living room and another connected with its master bedroom.
Most balconies will face towards the same direction but Type CS4a(P)’s allocation of bedrooms and living room is slightly different. Hence, the balcony in its master bedroom faces the other direction.
All three 3 bedroom + study unit layouts are similar with a rectangular layout. The walkway from the entrance leads to a double galley enclosed kitchen which accesses the yard , water closet and study room. The study room in Type CS4a(P) has the biggest study room among all units.
Next, the dining area can easily fit a table for 6 person and its living room is on the opposite side of the kitchen. There is a walk way between the living room and dining area leading to the bedrooms and bathrooms.
All 3 bedroom + study units come with 3 bedrooms and 2 bathrooms. Its master bathroom is combined with the master bedroom whereas the other bathroom is opposite the two other bedrooms – which means both bedrooms will have to share the same bathroom.
From the picture above, Type CS4a(P) and Type CS5 has the same unit area but Type CS5 has a smaller study room and a bigger yard area compared to Type CS4a(P). For Type CS7, its’ unit area is the biggest with bigger bathrooms.
For prices, increment for every floor would be at a range of $ 21,000 – $ 33,000. The overall price difference for the 3 bedroom + study units could hit $ 260,380 when comparing the lowest and highest floor unit.
Type CS7 is highly recommended among all 3 bedroom + study unit as it is a bigger unit with lower entry price.
Future Direction for Buyers & Investors
The URA master plan 2019 indicates that Bukit Timah has been long established as one of Singapore’s premier and most prestigious residential enclave which will soon undergo a green transformation with the planned Built Timah-Rochor Green corridor.
This will include a 1.4 km elevated linear park that lies between Bukit Timah Road and Dunearn Road. Since Bukit Timah is a matured estate, there is not much land for further development leading to less supply of new development in future.
In terms of Land Tenure, District 10 is completely covered with private properties and the majority of its condominiums have a freehold status. The only new developments completed since 2017 with 99-year leases are Mon Jervois (TOP: 2017), Cuscaden Reserve (TOP: 2022), Fourth Avenue Residences (TOP: 2022), and One Holland Village (TOP:2023).
If buyers are looking to purchase a new 99-year condominium launch exclusively within the D10, the options are currently limited to the three properties described above. Thus, this makes Fourth Avenue an upcoming attraction in the market.
