Looking at the site plan, there are a total of 22 stacks in two different building.

Views Facing North

The site plan shows some of the stacks facing north in the first tower. Looking towards the North, it faces Kallang – a planning area and residential town located in the Central Region of Singapore. This also faces different residences, shopping centres and cafes.

Here, the chances of getting a blocked view is high as the second tower is right behind the first tower, meaning Tower 2 may block the views of Tower 1 as the construction of Haus On Handy is on a sloped land. Although there are only 9 levels on the second tower, the tower is built on the higher end of the sloped land, thus blocking the views from Tower 1.

Views Facing South

Stacks facing South will overlook Tiong Bahru with a skyscraper-filled skyline view. This is probably the best view Haus On Handy offers as there is aren’t any high storey buildings within 100 meters thus providing stacks here with a wide angled bird’s eye view.

Views Facing West

As the second tower is horizontally designed with a view towards the east and the west, Haus On Handy here overlooks both of these sides. Its highest floor residents can enjoy a view of Orchard city with its skyline.

One of the perks here is the view of Sri Temasek (The Prime Minister’s official residence).

Thus, to achieve a better view, buyers can consider higher floors as there is a 10-storey residential building right beside Haus On Handy if they want to avoid a blocked view from the lower floors.

Do Take Note

All unit types will have one unit with (d). It is a strata void area only available at the top level of the building. Hence the unit size and entry price are different. Overall, the design is still the same except for the extra strata void area.

In this case, there are many purposes for a strata void area – as an additional bedroom, store room, working space, entertainment area and so on.

All the units above face South except Type A4Sa stack 21. They are facing towards Tiong Bahru with a skyscraper view and residents are able to spot Hotel Fort Canning, DhobyGhaut MRT Station, The Singapore Buddhist Lodge, Vision Crest Commercial and so on.

Type A4Sa faces east where most of the view is blocked by a 12-storey condominium complex – Nomu. The building height is almost the same as Haus On Handy, where its second tower facing east will have a blocked view.

At Haus On Handy, the designs for the 1 bedroom unit and 1 bedroom + study unit are similar. Both have a square layout with a one-sided galley open kitchen. The kitchenette, dining and living is in the same elongated area.

Its 1 bedroom + study unit contain an additional study room which is convenient for buyers with children. Otherwise, it could be replaced as a working space for buyers who are working from home. In terms of comparison, both units’ kitchen area, dining room, living room and master bedroom sizes are the same. But the balcony in 1 bedroom + study unit is smaller compared to the 1 bedroom unit.

For Type A4Sa, price increment for every floor will be around $ 4,000 and the overall price difference for 1 bedroom+study units could hit $ 12,000 when comparing the lowest and highest floor unit.

For investors, Type A4Sa is definitely a better option compared to the others due to its lowest entry price.

2-Bedroom Unit

The picture above shows the 2-bedroom units -Type B3 (614 sqft), Type B4 (624 sqft), Type B5 (624 sqft), Type B6 (635 sqft) and Type B7 (646 sqft). Entry prices are different for each 2-bedroom unit:

Stacks 11 and 12 face north, so they might have a blocked view by the second tower at Haus On Handy. But these stacks will still be able to spot a facility view – overlooking the lap pool, in-pool chaise, coffee alcove, outdoor rain shower, kids’ playground and so on.

Here, there are 2 stacks facing South – Stack 2 and 22 towards Tiong Bahru and city views. Stack 22 will be able to spot the facilities as well.

All 2 bedroom units have a same similar layout in which the first walk-in pass the double galley open kitchen will lead to the living room and balcony. All bedrooms and bathroom are on the left side in Type B6 and B7, whereas bedrooms and bathrooms for Type B3, B4 and B5 will be on the right side.

There are minor changes for all 2 bedrooms unit, in comparing the layout one by one. First off, for Type B3 and Type B4 – Type B4 has a smaller balcony but a bigger master bedroom with a sliding door linked to its master bathroom compared to Type B3.

For Type B4 and B5, both have the same unit area at 624 sqft. From the picture above, Type B5 is smaller when comparing its bathroom size to Type B4. But to get the same unit area with Type B4, the unit design was with a bigger balcony and walk way.

Lastly, Type B6 and B7 have the biggest dining area among all 2 bedroom units. Followed by the biggest 2 bedroom unit – Type B7 (646 sqft ), it has a bigger bathroom and walk way compared to other units.

For prices, increment for every floor would be from $5,000 – $7,000 and the overall price difference for 2 bedroom classic units could hit $128,000 when comparing the lowest and highest floor unit.

For buyers and investors, Type B5 is recommended due to the price differences compared to Type B4. As seen, both have the same unit size but the gap in entry price is around $ 25,000. For buyers interested on a bigger size unit, Type B6 is a better option as it has the lowest price per sq ft.

2-Bedroom + Study Unit

Stacks 10 and 13 face north which may get a blocked view by the second tower at Haus On Handy. But they will still be able to spot the facilities at Haus On Handy.

Stacks 16 and 18 face west, towards Orchard with a skyscraper view and will be able to spot Plaza Singapura, Orchard Centre, Cuppage Plaza, Sri Temasek, Anglo Chinese Junior School and so on.

From the picture above, the design for Type B9, Type B10 and Type B11 is similar with its concept merged into a square layout. The kitchenette, dining and living space is in the same elongated area.

The differences between these 3 layouts are in its dining area, balcony, and master bedroom. Type B11S’ is of a bigger unit size allowing for a big dining area and master bedroom. But type B10S has a longer balcony compared to Types B9 and B11.

For Type B8, the designated shape is dumbbell-like where the walk way linking the kitchenette, dining and living is on the right side of the entrance. The dumbbell design separates the Master bedroom and Bedroom 2. Here, the master bedroom is on the right while bedroom 2 is on the left of the walkway. Even though Type B8S is the smallest 2 bedroom + study unit, it still has a better circulation and living space compared to Type B9 and B10.

Overall, these 2 bedroom + study units give off a welcoming vibe as it comes with two types of floor plan – dumbbell and square. This gives buyers and investors more options when considering floor plans.

For prices, increment for every floor would be from $ 4,000 – $ 6,000 and the overall price difference for 2 bedroom + study units could hit $ 240,000 when comparing the lowest and highest floor unit.

Type B9 is definitely one of the better options for investors and buyers with a lower entry price and bigger unit size compared to Type B8. Plus, Type B9 sports a beautiful skyline view which can be considered an additional advantage.

3-Bedroom Unit

All three types face west, towards Orchard with a skyscraper view, spotting Plaza Singapura, Orchard Centre, Cuppage Plaza, Sri Temasek, Anglo Chinese Junior School and so on.

From the layout above, the design for Type C1 and C2 is similar. Both have a square layout. The walk way from the entrance leads to an enclosed kitchen. But Type C1 has a double galley kitchen and Type C2 has a bigger L shape kitchen. Then there is the dining area, living room and balcony along the walk way. In terms of balcony, Type C1 has a slightly bigger balcony compared to Type C2.

On the other side of walk way, there are a total of 3 bedrooms and 2 bathrooms. Master bathroom connects to the master bedroom while the other 2 bedrooms share one bathroom.

Next, there is the 3 bedroom dual key unit. It’s a dual key unit is because this is a combination of two units – a studio and a 2 bedroom unit.

This unit has a foyer leading towards two different entrances, the first to the studio and another to the 2-bedroom unit. Both studio and 2 bedroom unit has a bathroom and a one sided galley kitchen along the walk way but studio lacks a dining area and living room.

For the 3 bedroom units, price increment for every floor ranges between $ 8,000 – $ 19,000 and the overall price difference could hit $ 111,000 when comparing the lowest and highest floor unit.

The price increment for every floor will be around $ 8,000 and the overall price difference for 3 bedroom dual key could hit $ 10,000 when comparing the lowest and highest floor unit.

Overall, investors with big capital may want to opt for Type C3DK. This is because it comes with a lower property tax rate with the whole dual key unit considered a one owner-occupied unit. Secondly, the estimated maintenance fees for two-bedroom and three-bedroom dual key units areexactly the same at $696, so technically there is no additional maintenance fee incurred in the upsize to dual key units.

Future Direction for Buyers & Investors

Bras Basah Bugis

URA is taking a very hands-on approach to guiding the development of the Bras Basah Bugis area into an arts and heritage precinct with distinctive buildings and architecture. In time its land value and amenities here are expected to increase, although this will be a longer-term endeavor.

But in this case, the transformation of this precinct could involve the redevelopment of buildings such as Peace Centre and Parklane Shopping Mall into attractive commercial destinations.
