For buyers and investors, the unit value is the focus here. In this case, the entry price and price per sqft will be a more practical thing to look at. According to the table provided, Type B2 has a bigger unit size but its entry price and price per sqft is lower compared to Type B1. Hence Type B2 is highly recommended as it is a bigger unit but comes at a lower entry price.

Overall, there are two different layouts with same unit size which means more room to choose for buyers and investors.

Stacks 4 and 5 are highly recommended as both are at some distance from the Farrer Road and Holland Flyover. Whereas stacks 1 and 9 are close to Holland Flyover and Farrer road, with more noise issues.

All 2-bedroom deluxe units are of a dumbbell layout where rooms are at either side of the house. Type D1 and Type D2 are similar in terms of layout and its allocation of bedroom and bathroom. The difference between both units is that Type D2 has a bigger balcony compared to Type D1.

Type D3 is the biggest among all 2-bedroom units, the bathroom allocation is slightly different compared to Type D1 and Type D2. Bathroom 2 for Type D3 is beside bedroom 2 whereas bathroom 2 for Type D1 and Type D2 is at a distance from the bathroom.

For prices, increment for every floor would be around $ 14,000 and the overall price difference for 2-bedroom deluxe units could hit $ 221,600 when comparing the lowest and highest floor unit.

Overall, Types D1 and D2 are recommended to buyers and investors due to the layout. The circulation in Type D3 is at a slight disadvantage even with a big unit area. From the layout above, the bedroom 2 is right behind the dining table, which may make space scarce when the door is open with company in the dining area.

3-Bedroom Deluxe Unit

All stacks face south and oversees the Holland Hill Park and Holland Hill Lodge at 50m away from Hyll On Holland.

All 3 bedroom deluxe and 3 bedroom + study units are of a dumbbell layout where rooms are at either side of the house.

Type E has an L-shaped kitchen with an island in the middle of the walk way. The walk way leads to the living room and dining area. Master bedroom and bathroom is at the right side of the walk way, whereas the other bedroom and bathroom is at the opposite side of master bedroom.

Type F is a mirror image of Type E because of its opposite allocation of kitchen, bedroom and bathroom. However, Type F has an open double galley dry kitchen and an enclosed L kitchen.

Other than differences in the kitchen, Type F has an additional study pod right beside the entrance. The study pod links the yard area and water closet where Type E lacks.

Besides that, Type F’s balcony is also bigger than Type E.

The merging of the dining space and living space allows families to enjoy leisure and entertainment time together whilst having their meals. Otherwise, the dining area can be set up as a meeting space, with the use of the living room’s television as a projector for document sharing and screening.

For prices, increment for every floor would be from $ 20,000 – $ 40,000 and the overall price difference for all 3-bedroom units could hit $ 583,400 when comparing the lowest and highest floor unit.

Overall, the 2 units should be both considerable at 50/50 depending on the unit size the buyer is interested in. If buyers are looking for units around 1000 sq ft and above, Type F will be the one.

Future Direction for Buyers & Investors

While Holland Village seems to be an area that has it all, offering a wide variety of dining and lifestyle options, it is set for more buzz. The Urban Redevelopment Authority’s draft Master Plan 2014 revealed that Holland Village will be further developed as an “identity node”, which means it will not lose its charm and ambience to entice visitors and residents.

A new extension adjacent to Holland Village, right behind Lorong Mambong, has been earmarked for a new mixed-use, pedestrian-oriented development which will add vibrancy to Holland Village as a great place to live, work and play. A new street, Holland Way, will also be created.

The 23,000 sq m new extension will take up to seven years to complete, adding another 570 private residential units.

This project is likely the last launch in Holland V from the first wave of en bloc sale. Buyers now have more time to select projects in the Holland Collections. If properties are in high demand in the market, there may be another wave of en block sale with projects in future. The entry price now will be lower than new future developments.

Land Tenure

Hyll on Holland’s freehold status will make it an attractive investment in land-scarce Singapore. At the same time, it helps negate fears of lease decay. As known, the Singapore government will only sell land with leases up to 99-years while some developers who bought freehold land via collective sales are only selling their properties with 99-year leases. In other words, the properties will revert to them once the leases expire. Hence, freehold land will become increasingly rare and this is therefore a good opportunity to snare a freehold property in a prime district.
