2-Bedroom Unit
The picture above shows the 2-bedroom units – Types B1a (592 sqft), Type B1b (581 sqft), Type B2 (635 sqft) and Type B3 (624 sqft). Entry prices are different for each 2-bedroom unit:
Stacks 2, 3 and 4 face north, overlooking Bukit Timah road and the iconic Rochor River with a skyscraper view. Stack 7 faces south with a classic view of surrounding residences in the neighborhood.
Types B1a, B1b and B2 are similar as they have the same square layout – the kitchenette, dining and living space in the same elongated area. Both bedrooms and bathrooms are at the left of the walk way for Type B1a and right for Type B1b and B2.
Type B2 is the biggest among all 2 bedroom units. From the picture, the living room and dining area are visibly bigger which provides a more spacious layout and outlook compared to the other units.
Next, Type B3 is the only one with a dumbbell layout where rooms are at either side of the house. It is also the only type with a double galley enclosed kitchen whereas the other 2 bedroom units come with an L-shaped open kitchen.
It is rare for regular 2-Bedroom layouts to have an enclosed kitchen these days. This opens up the 2-Bedroom type to couples who prefer to have an enclosed kitchen space – which means an additional option over the 2-Bedroom Premium or 3-Bedroom types of a slightly higher quantum.
For prices, increment for every floor would hit a range of $ 0 – $ 9,500 and the overall price difference for 2 bedroom units could hit $ 155,800 when comparing the lowest and highest floor unit.
For investors, Type B1a and Type B2 are highly recommended due to the big unit area with a lower entry price. For buyers, there are 2 different layouts to choose – square and dumbbell. If buyers prefer the other layouts but still want an enclosed kitchen, the best option would be to install a partition door to turn the open space into an enclosed kitchen.
2-Bedroom Premium Unit
The picture above shows the 2-bedroom premium units – Types B4P (657 sqft), Type B5P (700 sqft) and Type B6P (721 sqft). Entry prices are different for each 2-bedroom premium unit:
All stacks are facing south which has a good view of surrounding residences in the neighborhood.
The more livable 2-Bedroom Premium type comes in three variations – Type B4P in a dumbbell layout.
Type B5P and B6P in a regular square layout. Type B4P is the smallest among all 2 bedroom premium units. It has a smaller U shape open kitchen compared to other units. Other than that, the master bedroom in Type B4P is smaller due to limited unit area.
Next, the difference between Type B5P and B6P is an extra 21 sqft of space which is additional kitchen floor space in Type B6P. Type B6P has a bigger U shape open kitchen whereas Type B5P has a smaller double galley open kitchen.
Here, the increase in floor space would allow a bigger dining table or dining space.
For prices, increment for every floor would be at a range of $ 19,000 – $ 38,000 and the overall price difference for 2 bedroom premium units could hit $ 313,300 when comparing the lowest and highest floor unit.
Type B4P is highly recommended for buyers and investors looking for bigger 2 bedroom units with dumbbell layout. Besides Type B4P, the Type B5P and Type B6P can be given equal consideration as they are of similar layout.
There are 2 options between the two unit types. For households who cook often, Type B6P is highly recommended as it has a bigger kitchen area for more comfortable maneuvering.
3-Bedroom Unit
The picture above shows the 3 bedroom and 3 bedroom + study unit – Type C1 (915 sqft), Type C4S (1,109 sqft) and Type C5S (1,109 sqft). Entry prices are different for all 3 bedroom units:
Stack 1 faces north, which overlooks Bukit Timah road and the iconic Rochor River with a skyscraper skyline view. Stacks 6 and stack 11 facing south has a good view of surrounding residences in the neighborhood.
All 3 bedroom and 3 bedroom + study unit are similar in a square layout. The kitchenette, dining and living is in the same elongated area. The walkway leads to an enclosed kitchen, dining area, living room and bedroom.
All 3 bedroom and 3 bedroom + study units come with an enclosed kitchen. But the kitchen design is slightly different because Type C1 has a U shape enclosed kitchen with a wooden door.
Whereas Type C4S and Type C5S have a double galley enclosed kitchen with a sliding wooden door. Type C4S and Type C5S have a bigger unit area because the kitchen in the 3 bedroom + study unit also leads to the yard, water closet and study room which Type C1 lacks. There are 2 entrances here in the study room – from the yard or walk way. If buyers do not need the study room, it can be easily replaced as a powder room, leisure space or workspace.
For balconies, all Juniper Hill’s 3 bedroom and 3 bedroom + study unit’s balcony connects to bedroom 3. Hence bedroom 3 will be able to enjoy the view too.
For prices, increment for every floor would be at a range of $ 19,000 – $ 22,000 and the overall price difference for 3 bedroom units could hit $ 68,400 when comparing the lowest and highest floor unit.
For prices, increment for every floor would be around $ 19,000 and the overall price difference for 3 bedroom + study units could hit $ 77,900 when comparing the lowest and highest floor unit.
There is only one type of 3 bedroom unit left for buyers and investors looking for 3 bedroom units. For buyers looking at the 3 bedroom + study unit, both Type C4S and Type C5S are highly recommended due to same unit area, layout design, and entry price.
4-Bedroom + Study Unit
This 4 bedroom + study unit is the only 4 bedroom unit left in Juniper Hill. Type D3S is a dumbbell layout where there are rooms located at either side of the house.
The layout is rather similar to Type D2, the regular 4-Bedroom types often seen in other developments. But with the addition of a Study in this layout, potential owners have the option to extend the Living/Dining Room or Bedroom 4 with the Study space, if required. This provides a more luxurious common area or a much bigger Bedroom 4, also accessible via the balcony.
The first thing from the entrance is a dining area which can fit a table for eight. Junior bedroom, junior bathroom and the living room are on the left while the other bedroom, bathroom and study room are on the right.
The walk way is very wide and leads to dining area, living room and kitchen. Type D3S has a double galley open dry kitchen and an L-shaped enclosed kitchen. There is a door in the wet kitchen which provides access to the store room, yard and water closet.
The merging of the dining space and living space allows families leisure and entertainment time together whilst having their meals. Otherwise the dining area can be set up as a meeting space, with the use of the living room’s television as a projector for document sharing and screening.
Next, the space in master bedroom is big enough for a walk in wardrobe to be fitted.
The entry price for this unit is $ 6,068,600 with price per sqft of $ 3,081.
5-Bedroom Unit
Type E1 is the biggest 5 bedroom unit type in Juniper Hill with a unit area of 2,217 sq ft. The design of layout is similar to the 4 bedroom + study unit.
This amount of floor space is very rare on a single floor plate. This single floor plate fits an additional master bedroom, three regular Bedrooms, a Junior Master Bedroom, an expansive Living/Dining area, Wet and Dry Kitchen, a Yard, and a huge Store – all made possible because of the very efficient use of the entire 2,217 sq ft space.
A small portion of the floor space is used to provide a balcony for the Junior Master Bedroom, which may be a little redundant considering the existing vast balcony in the common area. But again, buyers may prefer a balcony for each member of the house.
Perhaps the most impressive feature here is the Master Bedroom, where there is a massive amount of space.
