1-Bedroom Unit

The first walk-in past the kitchenette will lead you to the dining room, living room and balcony. The master bedroom and bathroom are on the right side of the walkway. Type A allocation stacks are stack 4, 5 and stack 14.

They face Northeast, which will be overlooking Kampong Java Road and the iconic Rochor River with a skyscraper view with a view of Chui Huay Lim Teochew, The Atelier and some of the surrounding residences.

Other than city view, they overlook facilities at Kopar at Newton as well. For stacks 4 and 5, they are facing the entrance of Kopar at Newton while stack 14 overlooks the Vita-themed facilities where all the pools are. The breath taking 50m Infinity-Edge Lap Pool is the star here and it is flanked by the Relaxation Pools and Sun Decks.

The entry price for type A is $ 1,366,000 with a price range of $ 2,642 – $ 2,930 per sqft. Price increments for each floor would be around $ 10,000 – $ 11,000 and the overall price difference for 1 bedroom could go up to $149,000 when comparing the lowest and highest floor unit.

There is only one option on selecting the layout design. Stacks 4 and 5 are recommended to buyers and investors as the view is slightly better than stack 14.

2-Bedroom Unit

Some of the Type 2C1 of stack 9 facing southwest has an unblocked view and is able to spot Newton Food Court, Newton MRT Station, Goodwood Park and most importantly the facilities of Kopar at Newton – Steam Room, Hydrotherapy Pool, a Relaxation Deck, Microbubble Spa. Whereas other Type 2C1 units at stack 12 faces northeast which spots city views and the facilities together with Type 2D1b at stack 13.

The picture above shows the classic bedroom and deluxe bedroom. Classic bedrooms come in a dumbbell layout where rooms are located at either side of the house. Deluxe bedroom comes with a square layout. The kitchenette, dining and living is in the same elongated area, and all the bedrooms and bathrooms are at the left side of the walkway. Both classic and deluxe bedrooms come with a double gallery open kitchen.

Type 2D1b has a bigger unit area compared to Type 2C1. But in terms of space, Type 2C1 has more advantages. Because of the liveable space and circulation, kitchen, and bedrooms in Type 2C1 are bigger compared to other units. Although so, Type 2C1 is not necessarily the best option here as the base unit area that Type 2D1b has equips it with a bigger usable area. This makes the latter more space-efficient compared to other units. For example, Type 2D1b has an additional bathroom that the other two bedrooms lack.

Currently, the 2-bedroom units are very welcoming with two different layout – dumbbell and square layout. It provides options for buyers depending on their own preferences.

For Type 2C1 prices, increment for every floor would be from $ 12,000 – $ 13,000 and the overall price difference for 2-bedroom classic units could hit $ 95,000 when comparing the lowest and highest floor unit.

As for Type 2D1b prices, increment for every floor would be from $ 12,000 – $ 13,000 and the overall price difference for 2-bedroom deluxe units could hit $ 49,000 when comparing the lowest and highest floor unit.

Overall, Type 2C1 is highly recommended as it has a dumbbell layout with lower entry price. The amount of bathrooms may be a concern for investor. But here, it should still be popular as tenants will likely rent based on the accessibility, convenience, and the rental price. Another reason Type 2C1 is recommended is because it’s 2 different stacks provides 2 different views.

3-Bedroom Unit

For 3 bedroom units, there are only one type of unit left which is Type 3D2. Type 3D2 allocation stacks are stack 2 and stack 7.

Stack 2 faces northeast spotting city views. All stack 2 unit’s balconies are built facing northwest, overlooking facilities.

Stack 7 faces southwest direction with an unblocked view and is able to spot Newton Food Court, Newton MRT Station, Goodwood Park and some of the facilities.

Type 3D2 has a square layout with a huge double galley kitchen and master bedroom. The bedroom comes with a walk-in wardrobe in its master bedroom together with a bathroom. Here, even though it has a walk in wardrobe, space is still aplenty. Those who want to fully utilise the master bedroom can simply add some tables and chair to create a small working place or leisure space.

Other than these area, there is something interesting in this layout that other units lack – a household shelter. From the picture above, the wall around the household shelter is very thick as it is meant to protect residents during an emergency.

For price increments, prices for each floor would be around $ 15,000 – $ 16,000. The overall price difference for 3-bedroom deluxe units would’ve gone up to $ 46,000 when comparing the lowest and highest floor unit.

For buyers interested in a decent 3 bedroom unit, Type 3D2 is probably the only choice available right now.

4-Bedroom Unit

The above shows the 4-bedroom deluxe units – Type 4D1 (1604 sqft) and Type 4D2a (1528 sqft). There is difference entry price for 4 bedrooms:

Type 4D1 faces southwest with an unblocked view towards the city and facilities. Type 4D1 is a square unit as the walkway from the entrance leads to the left the bedroom, bathroom, kitchen is at.

Type 4D2a faces northeast which spots the city views and some of the facilities. Type 4D2a is of a dumbbell layout because the dining, living area and kitchen is located at the opposite side of all the bedrooms and bathroom.

The merging of the dining and living space in front the entrance allows families to enjoy leisure and entertainment activities together whilst having their meals. Otherwise, it can be set up as a meeting space, with the use of the living room’s television as a projector for document sharing and screening.

Both units have the same number of bedrooms and bathrooms. The master bathroom is able to fit a bathtub, which means it is spacious yet conducive.

In terms of kitchen, there is an open dry kitchen and an enclosed wet kitchen. Comparing the kitchen sizes, Type 4D1 has a bigger kitchen size (dry and wet) compared to other units. Along the walk way to the kitchen, it leads to the yard and household shelter area.

For prices, increment for every floor would be from $ 18,000 – $ 20,000 and the overall price difference for 4 bedroom units could hit $ 447,000 when comparing the lowest and highest floor unit.

Type 4D1 is highly recommended for buyers based on the low entry price with a bigger unit size.

Secondly, for those buyer that having a permanent helper in the house. The yard area they have are big enough to replace the yard area by adding on a bed to become a utility room for the helper.

5-Bedroom Unit

The 5-bedroom luxury unit is the only 5 bedroom unit in this project. Type 5L1 is at stack 1. But the view isn’t facing to southwest like at stacks 7 and 8. This is because all the balconies at stacks 1 are facing northwest with the facilities and city views.

From the picture above, there is a dry kitchen with an island in front of the entrance. The right side of the walkway leads to all the bedrooms, bathrooms, dining area and living area. As for the opposite side of the walkway, it leads to the kitchen and yard.

There are 3 bedrooms connected with the bathroom which is its master bedroom, junior suite, and bedroom 5. This is suitable for a big family with 5 family members or more.

The entry price for Type 5L1 is $ 4,096,000 with a price range of $ 2,252 – $ 2,275 per sqft. Price increment for each floor would be around $ 20,000 – $ 29,000 and the overall price difference for 5-bedroom could go up to $473,000 when comparing the lowest and highest floor unit.

Penthouse Unit

Both unit faces northeast which spots city views and the facilities. Units are within a dumbbell layout. The kitchenette, dining and living room is in the same elongated area. Here, the first walk-in past the dry kitchen leads to the living room and balcony. The right side of the walkway is where the wet kitchen and store is, and the bedroom and bathroom are on the opposite side of the walkway.

In terms of comparison between the two units, the only difference is that the walk-in wardrobe and master bathroom in Type 3D5-PH is slightly bigger than Type 3D6-PH. Overall, both unit types are similar in which Type 3D6-PH is recommended to buyers.While Type 3D5-PH is bigger compared to Type 3D6-PH, the difference here is only 21 sqft, which would barely make a difference considering a cost difference of $ 100,000 – which can be used instead on renovating the property.

Health City Novena
