Stack 16 and Stack 17 facing west slightly towards southwest has a view of Holland V city and Holland Flyover with a skyscraper view together with stack 39 and 38 facing south. At Leedon Green, the design for the 1-bedroom unit and 1 bedroom + study unit is similar. Both have a square layout with an L-shaped open kitchen. The kitchenette, dining and living room is in the same elongated area.
Its 1 bedroom + study unit has an additional study room which is convenient for buyers with children. Otherwise, it can be revamped into a working space for buyers working from home. In comparison, both units’ kitchen area, dining room, living room and master bedroom sizes are the same. But the balcony in 1 bedroom + study unit is smaller than the 1-bedroom unit. For the 1-bedroom pricing, increment for every floor will be at a range of $ 24,000 – $ 26,000 and the overall price difference for 1 bedroom unit could hit $ 245,000 when comparing the lowest and highest floor unit.
For 1 bedroom + study pricing, increment for every floor will be from $ 7,000 – $ 8,000 and the overall price difference for 1 bedroom + study unit could hit $ 308,000 when comparing the lowest and highest floor unit.Type A1a/b/c is highly recommended to investors due to its lowest entry price among all 1-bedroom units. 2-Bedroom Unit
The picture above shows the 2-bedroom and 2 bedroom + study units – Type B1/B1a -B1d 614 sqft), Type B2/ B2a (667 sqft), Type B3(700 sqft), Type B4/ B4a – B4b(700 sqft), Type B5/B5a – B5c (710 sqft), and Type BS1/BS1a (818 sqft). Entry prices are different for all 2-bedroom unit:
The 2 bedroom and 2 bedroom + study units have 4 different views. There are 9 stacks ( 9 , 24 , 18 , 10 , 55 , 47 , 54 , 46 , 23 ) facing west slightly towards southwest with a view of Holland V city view and Holland Flyover with a skyscraper view.
All 8 stacks (1, 43 , 51 , 12 , 20 , 13 , 21 , 14 ) facing east overlooking Farrer Road and the Holland Flyover with a skyscraper view towards Spanish Village, Water Garden, Singapore Botanic Garden, St George’s Church and Orchard.
Five stacks (26, 41 , 36 , 4 , 5 ) faces north, looking at the neighbourhood of high-storey residences, school, market, and office tower.

Based on the layout above, there are different layouts for 2-bedroom units (Type B1, B2, B3 and B5). All 2-bedroom units have a similar layout in which the first walk-in pass the double galley open kitchen leads to the living room and balcony.
Based on the table above, there are a lot of units with the same sizes. The difference between units of the same size is only in the allocation of bedrooms and bathrooms. Some units have them on the right side while some have them on the left.
There are minor changes for all 2 bedrooms unit when comparing each layout. First off, for Type B2 and all other 2 bedroom unit – the balcony is beside the dining area while the other 2 bedroom unit’s balcony is beside the living room. This provides extra options for buyers and investors to choose with 2 different layout structure.
For Types B3 and B4, both have the same unit area at 700 sq ft. The only difference between units of the same size is only in the allocation of bedrooms and bathrooms. Type B3’s bedrooms and bathrooms are on the right side and those in Type B4 will be on the left side. Basically, it’s a mirror layout.
The biggest unit among all 2-bedroom units is Type B5. The master bedroom is slightly smaller here compared to Types B3 and B4. But here, the unit design has a bigger walkway which provides a more spacious outlook.
Next, the layout will be the 2 bedroom + study unit – Type BS1. Type BS1 is similar to Type B3 but in order to fit a study room, the walkway towards master bedroom has been enlarged for more space. Other than the walkway, the balcony in Type BS1 is also bigger and provides extra access from the study room and living room.
For 2-bedroom prices, increment for every floor would be around $ 7,000 and the overall price difference for 2 bedroom units could hit $ 567,000 when comparing the lowest and highest floor unit.
For 2 bedroom + study prices, increment for every floor would be at the range of $ 9,000 – $ 15,000 and the overall price difference for 2 bedroom + study units could hit $ 337,000 when comparing the lowest and highest floor unit.
Type B5 is highly recommended for both buyers and investors. In terms of entry price, Type B5 (710 sqft) is $ 1,873,000 and entry price for Type B1d (614 sqft) is $ 1,880,000. A unit with a better value would be the one with a low entry price but comes with an extra 100 sqft.
3-Bedroom Unit
The picture above shows the 3-bedroom and 3-bedroom premium and 3-bedroom exclusive units – Type C1 (958 sqft), Type C2 (1,044 sqft), Type C3 (1,356 sqft). Entry prices are different for all 3-bedroom unit:
Stacks 6 and 3 face to north towards a neighbourhood of high storey residences, school, market, and office tower.Stacks 45 and 56 face west slightly towards southwest, with a view of Holland V city and Holland Flyover.
Four stacks (22, 19 , 44, 49 ) facing east overlooking Farrer Road and the Holland Flyover has a view towards Spanish Village, Water Garden, Singapore Botanic Garden, St George’s Church and Orchard.The 3-bedroom units unlike the smaller units, have an open double galley kitchen concept. All 3-bedroom premium units come with extra utility space. The room can be used as a laundry room, a walk-in pantry, or a storeroom as it’s a good-sized room.
As for Type C3 – 3 Bedroom Exclusive units, it has a private lift for that added touch of luxury. Aside from the lift, there are double sinks in the master bathroom, a walk-in wardrobe, and a wet-and-dry kitchen ideal for an at-home-host. The living and dining areas are also combined into one enormous space, making it much more flexible for use.
For prices, increment for every floor would be around $ 10,000 and the overall price difference for all 3-bedroom units could hit $ 1,401,000 when comparing the lowest and highest floor unit.
Type C3 is highly recommended for buyers looking at big unit sizes and that is the only unit with private lift. Most buyers will find lifestyle more comfortable in a property with a luxurious environment, hence grabbing the bigger unit with private lift service is recommended.
4-Bedroom Unit
Leedon Green only provides one 4-bedroom unit which is Type D1 (1,496 sqft). The allocation stacks for Type D1 is: Stacks 2, 11, 48, 53 and 57.Stacks 2 and 11 face east overlooking Farrer Road and the Holland Flyover with a view towards Spanish Village, Water Garden, Singapore Botanic Garden, St George’s Church and Orchard.
Stacks 48 and 53 face west slightly towards southwest overlooking Holland V city view and Holland Flyover.Stack 57 faces north looking towards the neighborhood full of high storey residences, school, market, and office tower.
All 4-bedroom units come with private lifts and similar features to the 3-bedroom. The only difference is the extra bedroom in the 4-bedroom units and a longer walkway.
For prices, increment for every floor would be at a range of $ 10,000 – $ 12,000 and the overall price difference for 4-bedroom exclusive units could hit $ 170,000 when comparing the lowest and highest floor unit.
The entry price for Type D1 $ 4,403,000 with price per sqft of $ 2,943 – $ 3,057. There is only one 4-bedroom unit in Leedon Green. Hence, the only concern is the view to buyer and investor.
Future Direction for Buyers & Investors
Holland Village is an area that has it all, offering a wide variety of dining and lifestyle options and will be soon set for more buzz. The Urban Redevelopment Authority’s draft Master Plan 2014 revealed that Holland Village will be further developed as an “identity node”.
A new extension adjacent to Holland Village right behind Lorong Mambong, has been earmarked for a new mixed-use, pedestrian-oriented development that will add to the vibrancy of Holland Village as a great place to live, work and play. A new street, Holland Way, will also be created.
The 23,000 sq m new extension which will take up to seven years to complete and will add another 570 private residential units.
This project will be the last launch in Holland V from the first wave of en bloc sale. Buyers now have more time to select projects in Holland Collections. If the property market is demanding, there may be another wave of en block sale with projects in future. But even so, the entry price now will be the lowest the market has seen ahead of future new developments.
