Views facing west are not spotting much good of a view. As there is a building with over 30 storey right at the west of Neu at Novena within 100 meters, this will likely block the view at the west side. Along this side however, Stack 2 is the only unit where its views will not be blocked – providing a pocket view of the city with United Square Shopping Mall and Goldhill Plaza Mall.

Overall, Neu at Novena is surrounded by many high storey buildings. Residents who want a better view would want to consider higher floor units to get the best out of the view around them.

2-Bedroom Unit
The picture above shows the 2 bedroom units – Types A3 (646 sqft) and Type A4 (657 sqft ). Entry prices are different for each 2 bedroom unit:
Stack 6 faces east spotting both Novena and Kallang’s city views.Stack 2 faces 2 direction – west and south. This is because Type A4 has 2 balconies facing both directions. Stack 2 has a better view compared to other stacks facing west. Stack 2 may still enjoy a slightly better pocket view of the city as the south generally overlooks Kampong Java Flyover and Central Expressway.
Type A3 is a classic dumbbell layout where bedrooms are at either side of the house. The first space from the entrance is the foyer and bathroom 2 – the foyer is spacious enough for a full-sized shoe closet. The walkway leads to the living room, dining area and kitchen. The dining table is connected to an L-shaped open kitchen, hence the living room and walkway would look bigger. There is also extra space in master bedroom where residents can designate as their private working space.
Next, Type A4 is in a square layout where its kitchen, living room, dining area and bedrooms are all at the left side of the foyer. There are slight differences between the 2 types of units. First off, Type A4’s dining area and kitchen are separated as Type A4 has an L-shaped enclosed kitchen with a sliding door which Type A3 lacks.Secondly, both the master bedroom and bedroom 2 in Type A4 are smaller compared to Type A3. Type A4 has a bigger unit area with small bedrooms as the walkway, dining area and balcony here were given priority with the space. This means Type A4 has a better focus on its social and dining area.Both layouts have 2 balconies – one beside the bedroom and another one with its master bedroom.
For prices, increment for every floor would be around $ 8,000 and the overall price difference for 2 bedroom units could hit $ 264,000 when comparing the lowest and highest floor unit.
Overall, these layouts can be considered at a 50/50. Type A3 has a bigger master bedroom while Type A4 has its enclosed kitchen and a bigger dining area. Type A4 would also be attractive to buyers who want two different views from their home. For investors, Type A3 is probably a better option with the lowest entry price.
3-Bedroom Unit
Type C is the only 3 bedroom unit left in Neu at Novena. Type C is at stack 5 – the closest stack to the opposite building of over 30 storeys right at the west side of 100 metres away from Neu at Novena. Here, the stack may face a blocked view.
Anyhow, Type C is of a rectangular layout, and the walkway leads to the right side of the entrance where everything is. The first thing residents can spot here is the double galley enclosed kitchen with a sliding door. Next, dining area and living room are towards the front of the kitchen. Type C’s dining area is big enough for a table to fit up to 6 persons. Lastly, all bedrooms and bathroom are between the dining area and living room. Its master bathroom is within the master bedroom whereas bathroom 2 is opposite bedroom 2 and bedroom 3.
Overall, the 3 bedroom unit is a classic rectangular layout which most residents would prefer. The entry price is $ 2,305,000 with price per sqft of $ 2,677.
4-Bedroom + Utility Unit
Type D has 2 balconies facing two different directions – west and north.
West – The possibility of a blocked view is high, with stack 5 being the closest stack to the opposite building of over 30 storeys.
North – Stacks facing north will spot the upcoming Healthcity Novena with hospitals, residences, shopping mall, office towers.
Type D is similar to Type C (3 bedroom unit) as both have the same rectangular layout and design although with some differences.First off, Type D has an open dry kitchen and an L-shaped enclosed kitchen together with a yard and water closet. Secondly, the dining area is combined with its living room. The merging of the dining and living space allows families to enjoy leisure and entertainment time together whilst having their meals. Otherwise the dining area can be set up as a meeting space, with the use of the living room’s television as a projector for document sharing and screening.
Lastly, Type D has an additional junior bedroom and a junior bathroom with utility room where Type C lacks. It can be used as a room for hired help in the house. In the case where domestic help is not needed, the utility room can always be switched to a storage or study room depending upon the way the space is utilised.
This is the only 4 bedroom + utility unit in Neu at Novena. The entry price for this unit is $ 3,481,000 with price per sqft of $ 2,674 – $ 2,698.
4-Bedroom Duplex Unit
The picture above shows the 4 bedroom duplex units – Type E1 (1,195 sqft) and Type E2 (1,195 sqft). Entry prices are different for each 4 bedroom duplex unit:
Type E1 has 2 balconies facing two different directions – south and west.
South – The balcony facing south will have a skyscraper view of Kampong Java Flyover and Central Expressway.
West – Stack 2 has a better view compared to other stacks facing west. Stack 2 enjoys a better pocket view of the city.

Type E1 and Type E2 have the same unit area of a square layout. Both have an L-shaped enclosed kitchen with a sliding door. Besides that, the walk way leads to the dining area which can fit a table for 8 and its living room with a balcony.The differences between the 2 layouts is in the allocation of bedrooms, bathroom, dining table and balcony.
First off, the allocation of bedrooms of bathroom affected the unit area of lower level and upper levels.
For Type E1, there is only 1 bedroom and one bathroom at the lower level and the other 3 bedrooms and 2 bathrooms are on the upper level. Hence the upper level of Type E1 is bigger than the lower level.
For Type E2, its 2 bedrooms and 2 bathrooms are at the lower level and the other 2 bedroom and 1 bathroom are on the upper level. Hence, the lower level is bigger than its upper level. Secondly, the placement of dining table in both layouts are different. Type E2 has bigger dining area as the dining table is placed horizontally – this makes the dining area look spacious. For Type E1, the dining table is placed vertically which makes the space look small.
Lastly – the allocation of balcony. Both Type E1 and Type E2 each have a total of 3 balconies – two balconies on lower level and one at upper level. But all 3 balconies in Type E2 face south. Whereas in Type E1, the balcony faces different directions – south and west.
There are only two 4 bedroom duplex unit at Neu at Novena. Unit options can be selected based on its view, layout and entry price. Type E1 is highly recommended due to the same unit area with the lowest entry price and it has balconies facing 2 different directions.
