Unit Distribution
As shown in the picture, there is an allocation of 64 units in total and 14,06% of units are ALREADY SOLD. Comparatively, the chart above shows the allocation of each unit in details:
– 2 Bedroom unit: Stack 1 , 2 , 3 , 4
– 2 Bedroom Penthouse unit: Stack 1 , 2 , 3 , 4
* Do Take Note – Each unit type comes with a penthouse unit at the top level – Level 18. The 2 bedroom penthouse units are similar to normal 2 bedroom units, with the only difference being a higher ceiling height for penthouse units.
Floor Plan
2-Bedroom Unit
The picture above shows the 2 bedroom and 2 bedroom penthouse unit – Type A1/ Type A2 (797 sqft), Type A1-PH (1,345 sqft), Type B1/ Type B2 (732 sqft) and Type B1-PH / Type B2-PH (1,238 sqft). Entry prices are different for each 2 bedroom and 2 bedroom penthouse unit:
Stack 1 and stack 2 face northeast overlooking Draycott Park and Novena with a skyscraper view spotting many high and low storey residences, office, and shopping malls.
Stack 3 faces southeast towards Orchard city overlooking Orchard’s shopping mall, medical centre and residences.
Stack 4 faces northwest towards Balmoral and different high storey buildings.
Both Type A1 and Type A2 are the same. For the layout of Type A2, it is a mirrored layout of Type A1. Same goes to Type B1 and Type B2.
Type A1 and Type A2 has a rectangular layout with a private lift each. There are 2 entrances in these units – first via the private lift, second via the kitchen.
The walkway from its private lift lobby leads to the dining area which fits a table for 4 person and a living room. Its balcony is at the right side of the private lift lobby.
After that is the double galley enclosed kitchen with sliding door followed by the bedrooms and bathroom. The master bedroom in Type A1 and Type A2 comes with a personal master bathroom but bedroom 2 and bathroom 2 are separated.
Next, Type B1 and Type B2 are similar to Type A1 and Type A2 in a rectangular layout with private lift. There are only a few differences between Type B and Type A units.
First off is the allocation of private lift, balcony and kitchen. The private lift in Type B1 and Type B2 is at the right side of living room and dining area. The kitchen is on the left side of the private lift lobby. For the balcony, it is in front of the private lift lobby.
The final difference is in the sizes of unit, balcony and kitchen. From the layout above, Type B1 and Type B2 have a smaller unit area with a smaller balcony but both units come with a bigger double galley enclosed kitchen.
For prices, the overall price difference for 2 bedroom unit could hit $ 627,800 when comparing the lowest and highest floor unit.
One Draycott only has 2 types of layout. Off all 2 bedroom units, Type B1 and Type B2 are recommended due to its lowest entry price with a bigger kitchen which is suitable for families. For buyers and investors looking for a big unit, Type B2-PH is highly recommended due to its lowest entry price. Type B2-PH is a 1,238 sq ft unit. But it looks exactly the same as Type B2 with the only difference being Type B2-PH’s ceiling height is higher.
Future Direction for Buyers & Investors
Orchard Road
As the Singapore Government planned to rejuvenate Orchard Road into a lifestyle destination, Orchard Road itself has already developed into an area with considerable development and a stable population.
Here at Orchard Road, it is well-known as a retail and dining paradise. New and additional retail, commercial and recreational amenities will definitely boost the attractiveness of living in Paterson and Leonie Hill areas.
Land Tenure
One Draycott’s freehold status will make it an attractive investment in land-scarce Singapore. At the same time, it helps negate fears of lease decay. As known, the Singapore government will only sell land with leases up to 99-years while some developers who bought freehold land via collective sales are only selling their properties with 99-year leases. In other words, the properties will revert to them once the leases expire. Hence, freehold land will become increasingly rare and this is therefore a good opportunity to snare a freehold property in a prime district.
