The Views of Park Nova

Overall, views from all sides of Park Nova are pretty decent. But as Park Nova is surrounded by different high storey buildings, the view may be limited. For a better view, stack 3 would fare better as it has a nice position, avoiding a blocked view.

Stack 2 faces south spotting Tiong Bahru with many high storey residences in front of Park Nova.

Both units have the same unit area in a rectangular layout. Park Nova’s 2 bedroom + study unit layouts are all equipped with private lifts. There are 2 entrances in the unit – first from the private lift, second from its yard.

Entering the foyer will be its dining area which can fit a table for 6 and a living room. Beside its living room, the balcony is a wave balcony instead of a square or rectangular layout, a rare design in the market.

The left side of the walkway leads to a U-shaped open kitchen and its yard of the second entrance.

All the bedroom, bathroom and study room are on the right side of the walkway. The master bedroom is at the end of the walkway. Its 2 bedroom unit + study unit’s master bedroom has a walk-in wardrobe with sufficient space for one coffee table and a chair. The space is also big enough to fit a massage chair.

For its study room, bedroom 2 and bathroom 2, these are on the right outside its master bedroom.

For prices, the overall price difference for 2 bedroom + study units could hit $ 1,141,000 when comparing the lowest and highest floor unit.

Type 2S-1 is highly recommended due to a lowest entry price. As both unit types have the same unit area and design, it is recommended to use a lower entry price to get the same unit in this project.

3-Bedroom + Study Unit

At Park Nova, all 3 bedroom + study units have 2 balconies. Thus, all the 3 bedroom + study units at stack 3 have two different views – first facing north towards Balmoral and high storey buildings while the second will be west facing Queenstown with a view of greenery.

Its 3 bedroom + study unit is similar to the 2 bedroom + study units of a rectangular layout with private lifts. The only difference is that the foyer in 3 bedroom + study unit is big enough to fit a powder room with access from its yard area and dining area.

First thing from the entrance is its big dining area with sufficient space to fit a table for 8 person. The living room and kitchen is on the left side of the entrance while its 3 bedroom + study unit’s U-shaped open kitchen comes with an additional storage room and a water closet in the yard.

Its bedroom, bathroom and study room are at the right side of the walkway. There is a balcony here in the master bedroom facing north. Next comes the master bathroom with a bathtub, a luxurious feature in this project.

Beside the master bathroom, one advantage in Park Nova’s 3 bedroom + study unit is that the 2 other bedrooms have their own bathrooms. Hence, the rooms do not have to share bathrooms, ensuring maximum privacy for all residents in the unit.

For prices, the overall price difference for 3 bedroom + study units could hit $ 222,000 when comparing the lowest and highest floor unit.

Type 3S-1 is highly recommended due to its lowest entry price. Both types of unit have the same unit area and design. So buyers and investors should be able to use a lower entry price to get the same unit in this project.

4-Bedroom Unit

Type 4BR-1 is the only 4 bedroom unit left in Park Nova and it is at stack 1. From the layout above, its 2 balconies face different directions – North and East. Views facing north look towards Balmoral and different high storey buildings, whereas the east look towards Orchard city with Orchard’s shopping mall, medical centre, residences and MRT station in vicinity.

This layout is of a dumbbell type where bedrooms are at either side of the house and the unit is equipped with a private lift. There are 3 entrances in this unit – first via the foyer from the private lift, second via foyer as well and lastly via the yard area.

The right side of the unit houses the living room, dining area, kitchen and bedroom 4. Type 4BR-1 is suitable for families who enjoy a spacious social setting as it has a big living room. Its dining area can fit up to 10 person as well and is a combination of an L-shaped and one sided galley enclosed dry kitchen and a U-shaped open kitchen.

Bedroom 4 and bathroom 4 are at the end of the walkway. On the left side of the walkway is the other bedroom and bathroom. Bedrooms 2 and 3 have their own personal bathroom. The same goes to its master bedroom as it comes with its own bathtub. But here, its master bedroom is bigger and is able to fit a large U-shaped cabinet as its walk-in wardrobe.

The entry price for this 4 bedroom unit is $ 13,493,000 with a price per sqft of $ 4,643.

Future Direction for Buyers & Investors

Orchard Road

The nearest MRT Station around Park Nova is the upcoming Orchard Boulevard MRT Station (0.27 km) at the Thomson – East Coast Line. Its construction began 8 years ago in 2014. Presently, there are total of 5 stages in this line and the Land Transport Authority (owner) will open each stage accordingly. As of 28th August 2021, the Land Transport has opened Stage 2.

Currently stations operating at the Thomson-East Coast Line are the Woodlands North stations up to Caldecotts. As the Orchard Boulevard MRT Station is listed as one of the stations in Stage 3, its expected operation period from Caldecotts till Gardens by the Bay will open in the third half of 2022.
