Out of all 8 stacks, there is only one stack facing north – stack 14. It faces Toa Payoh City overlooking residences, schools, clubs and MRT stations.

Seven stacks (Stack 4,5 , 6 , 10 , 11 , 12 , 17) facing south will oversee the whole Novena city. There are several iconic buildings residents will be able to spot from Peak Residence, along with some of Peak Residences’ facilities.

Based on the layout above, there are 2 different layout designs for all 2 bedroom units. For 2 bedroom units (Types B1, B2, B3, B3A and B3B), they are similar with its concept in a square layout. The kitchenette, dining and living is in the same elongated area.

Some minor differences between Type B1, B2 and B3 is in the increment of unit areas. Firstly Type B2 has a bigger dining area with a table which can fit 4 pax compared to Type B1 with a table which can fit 2 pax. Secondly, Type B3 is similar to Type B2, but it has a bigger space for the washer and dryer compared to other units.

Next, all designs for 2 bedroom+ study units are similar as they have a dumbbell layout where rooms at either side of the house. The 2 bedroom + study unit is the only unit with a big L-shaped open kitchen whereas other 2 bedroom units have only a one sided galley open kitchen.

As for the room allocation, master bedroom and master bathroom for Type B4-1 and Type B4-2 are at the left side of the walkway, and bedroom 2, bathroom 2 and study area will be at the right side. The master bedroom and master bathroom for Type B4-3 are on the right side.

Basically Type B4-3 is a mirror image of Type B4-1 and Type B4-2. Hence, the allocation of all the bedroom, bathroom, study room and kitchen are the opposite of Type B4-1 and B4-2.

For 2 bedroom prices, the overall price difference for 2 bedroom units could hit $ 356,500 when comparing the lowest and highest floor unit.

For 2 bedroom + study prices, the overall price difference for 2 bedroom + study units could hit $ 241,000 when comparing the lowest and highest floor unit.

Among all 2 bedroom units, there are two units that are highly recommended – Type B3 and Type B4-3 due to its bigger unit area but the lowest entry price compared to other units. Thus, it would be wise to get the lower entry price for a bigger unit with added value.

From the layout above, all 3 bedroom + study units are similar where all of them have a rectangular layout with its concept merged in a square layout. The kitchenette, dining and living is in the same elongated area.

They have a double galley open kitchen leading to the study and water closet. And all the study has 2 entrances, one from the kitchen and another one from the walkway.

Bedrooms and bathrooms are along one side of the walkway and all units come with 2 balconies. One beside living room and another one within the master bedroom. For buyers who would rather not have a balcony in their master bedroom, they can opt for units with the private enclosed space where they can design as a working area or walk-in wardrobe.

The difference of Type C2-2 and Type C2-2A compared to Type C1-1 and Type C1-2 is the bedroom and the placement of dining table.

Type C1-1 and Type C1-2 are highly recommended for buyers and investors due to its lowest entry price. Both stacks ( stack 1 and 9) faces north, towards Toa Payoh City with residences, schools, club, and MRT stations.

Here, the first walk-in past the kitchenette leads to the living room and balcony. The master bedroom and bathroom is on the left side of the walkway. For Type D1-1, the master bedroom, master bathroom, and study area are on the left side of the walk way whereas the same rooms in Type D1-2 are on the right side of the walk way.

All 4 bedroom + study units are similar to the 3 bedroom + study units. But the 4 bedroom + study unit has one additional bedroom and store room, hence a bigger walkway. Other than that, the living area and dining area are very spacious where dining areas fitting up to 8 pax can be fitted.

Type D1-1 is highly recommended for buyer due to same unit but a lower entry price.
