Views Facing North

Looking at the site plan, there are total of 10 stacks from stack 1 to stack 10. Most of the stacks except stack 4 and 9, are facing North slightly towards Northeast, which will overlook Bukit Timah road and the iconic Rochor River with a skyscraper skyline view.

Views to the Northeast from Perfect Ten is Novena City with many landed residences’ in sight. There aren’t many high terraced buildings at the northeast, allowing a full scenic view of the skyline from Perfect Ten.

Views Facing South

Only one residence – The Princeton may block the view of stack 4 in the lower floor units as The Princeton is a 20-storey residences. 2-Bedroom Unit (Types A1, A2, A3)

From the picture above Type A1 is a dumbbell designed layout with the walk way leading right into the kitchen, dining and living area. The bedrooms and bathrooms are on either side of the walk way.

Type A2 has the biggest layout between all 3 types, with its concept focused into a square layout. Here, the kitchenette, dining and living is in the same elongated area.

The layout type for Type A3 follows a rectangular design as there is only one rectangular walk way leading into master bedroom, bedroom, kitchen, balcony, dining and living area.

Types A1 and A2 face North. It has a view of city overlooking the Catholic Junior College, Goldhill Residences, Hillside World Academy Pte Ltd and residents may also spot the Singapore Chinese Girl School. Other than city views, Stack 1 faces the facilities at Perfect Ten such as the 50m Infinity Pool , Sun Deck, Ion Pool, Clubhouse ( 2nd Storey) and so on.

Type A3 faces South meaning there is not view on the facilities but it gives a complete scenic view of the city, with – Goodwood Residence, Goodwood Hill Landed Properties and Tanglin Club.

There are few differences in these 3 types of layout. First off, the kitchen in Type A1 and A2 is a double galley enclosed kitchen which comes with perks of additional storage space whereas Type A3 has a U shape enclosed kitchen without any additional storage.

Secondly, Type A3 has a private lift which Type A1 and A2 lacks. A private lift would make a huge difference towards a unit, giving users ease of accessibility and a more private experience, especially in a luxury condo.

For prices, increment for each floor would be from $ 20,000 – $ 30,000 and the overall price difference for 2 bedroom classic units could hit $ 501,780 when comparing the lowest and highest floor unit.

Overall, the 2 bedroom unit types provide 3 options with different designs for buyers and investors. Type A3 is highly recommended to investors due to its low entry price and it will be a good option for rental. As tenants will likely take an interest on units with a private lift, it will help the units appeal to tenants.

For buyers, Type A1 and A2 would be recommended based on its designs. As the view the types provide are similar, the difference is only in the shape and size of the layout.

3-Bedroom Unit (Types B1, B2)

In Type B1, the right side of the entrance is a walk way leading into the bedroom, bathroom, dining and living area. The other side of the entrance is where the enclosed kitchen and utilities room are at.

Types B1 and B2 face North. It has a view of the city, spotting Catholic Junior College, Goldhill Residences, Hillside World Academy Pte Ltd and possibly the Singapore Chinese Girl School.
