The picture above shows the 1 bedroom units – Type A2 (581 sqft), Type A3(635 sqft), and Type A4 (635 sqft). Entry prices are different for each 1 bedroom unit:
Type A2 at stack 11 has no balcony so it doesn’t have any view.
Stack 6 and Stack 4 face northeast overlooking Jervois Road and Orchard. There are many residences, office tower and embassy in sight.
Type A2 and Type A3 are similar in a square layout. The first walk-in past the kitchenette leads to the living room and balcony.
But Type A2 comes without a balcony. There are some differences between Type A2 and Type A3. First off, both units have different unit area where Type A3 unit has a bigger unit area with a balcony that is accessible from the living room or master bedroom. But the master bedroom in Type A3 is smaller than Type A2, thus lacking room to fit a working space as Type A2 has in its master bedroom.
Secondly, the kitchen in Type A2 is a one-sided open galley kitchen and Type A3 has a U-shaped open kitchen.

In this, Type A4 has the biggest master bedroom with enough space to place a coffee table and a sofa, complete with a balcony which allows access from the master bedroom.

Overall, these three types of layout provide a welcoming vibe with different advantages. From the analysis above, Type A4 is highly recommended to buyers and investors who rarely cook and prefer a big master bedroom space. 1-Bedroom Unit

Type A5 is similar to Type A3 but with a smaller unit area. They have the same layout design with slight differences. Type A5 of a smaller unit area comes with a small dining area due to an extra door between its dining table and master bedroom. Type A5 has an L-shaped open kitchen as well.
On to Type A7 – the biggest 1 bedroom unit in Petit Jervois similar to Type A4, but in a rectangular layout design. With bigger unit area, Type A7 has a built-in wardrobe and a one sided kitchen behind its living room.
Lastly, Type A8 is similar to Type A2 as their square layout design are similar with no balcony. But Type A8 comes with a larger master bathroom and a walk-in wardrobe.
For prices, the overall price difference for 1 bedroom units could hit $ 121,000 when comparing the lowest and highest floor unit.
Overall, all three units (Types A5, A7 & A8) are virtually identical to Types A3, A4 & A2. Thus, the best option to buyers and investors here is based on unit area and entry price. In terms of entry price, Type A8 is highly recommended than Type A2 since it has a bigger unit area with lower entry price.
2-Bedroom Unit

First off, Type B5 has the biggest balcony compared to other units and Type B4 and Type B6 has the same balcony size, slightly smaller than Type B5. Whereas Type B4 has the smallest balcony in the 2 bedroom unit.
Type B3 has the biggest master bedroom even with a smaller unit area. Across the analysis and layout above, all 2 bedroom units above are of 2 bedroom and 1 bathroom units. The kitchen layout are all one sided galley kitchen with different sizes and most bathrooms are at the centre of the floor plan – with a jack and jill bathroom.

All 2 bedroom 1 bathroom units provide a different layout design with different sizes of master bedroom, bathroom, balcony and kitchen. Hence, options here are based on each unit based on the sizes and views.
2-Bedroom Unit
The picture above shows the 2 bedroom units – Type B8 (1,001 sqft), Type B9 (1,001 sqft), and Type B10 (1,012 sqft). Entry prices are different for each 2 bedroom unit:

Type B8 and Type B9 have the same unit area but its allocation of bedrooms, kitchen, dining table and living room are slightly different. In Type B8, everything is at the right side of the entrance.
In Type B9, there are two living space in the unit where the living room, dining area with table fits up to 6 person and its one sided galley open kitchen is at the right side of the entrance. And the rest – bedroom and bathroom are on the left side of the entrance.
Next, Type B10 is a mirrored layout of Type B8. But Type B10 has a bigger unit area with a bigger kitchen compared to Type B8.
With a 2 Bed 2 Bath configuration, all layouts are rectangular without long walkways at the door. Its living and dining area are wide and rectangular which is great for hosting gatherings with friends and families, which seems more likely for purchasers of units this size.
Additionally, both bedrooms can fit a queen bed unlike the 2 Bed 1 Bath configurations where all common rooms can only fit a single bed.
Most layouts also have a relatively large master room with a dedicated study, and B9 comes with a walk-in wardrobe. Lastly, all layouts have balconies that are accessible via the bedrooms and living area, or some via just the bedrooms.
For prices, the overall price difference for 2 bedroom units could hit $ 245,000 when comparing the lowest and highest floor unit. Of all 2 bedroom 2 bathroom unit, Type B8 is highly recommended due to a lowest entry price. Since Type B8 has the same unit area with Type B9, it is better to get the same unit area unit with a lower entry price but without a walk-in wardrobe.
For Type B10, the difference is on the size of the kitchen which is probably not worth the additional $ 100,000.
3-Bedroom Unit
Type C1 is the only 3 bedroom unit in Petit Jervois. Type C1 is at stack 7 facing southeast towards Great World and Marina East filled with many schools, residences, medical facilities and office towers.
Type C1 is similar to Type B9 with a dumbbell layout where bedrooms are at either side of the unit. At the left side of the entrance is a U-shaped open kitchen, bathroom 2 and bedroom 3. Here, the kitchen can be kept enclosed by adding a partition and a sliding door in order to fully utilise the space.
From the right side of the entrance, there is the dining area with a table that fits up to 6 person, living room and master bedroom with a walk in wardrobe and master bathroom. The balcony of the unit is accessible only via the bedrooms.
For prices, the entry price for Type C1 is $ 3,288,000 with price per sqft of $ 3,149. And currently, there is only one unit left for 3 bedroom unit in Petit Jervois.
Future Direction for Buyers & InvestorsÂ
Great World
The nearest MRT Station around Petit Jervois is the upcoming Great World MRT Station (1.5 km) at the Thomson – East Coast Line. Its construction began 8 years ago in 2014. Presently, there are total of 5 stages in this line and the Land Transport Authority (owner) will open each stage accordingly. As of 28th August 2021, the Land Transport has opened Stage 2.
Currently the stations that operating at the Thomson-East Coast Line is from Woodlands North stations up to Caldecotts. Some buyers may be concerned with when the nearest station at the upcoming Great World MRT Station operate.
Great World MRT Station is listed as one of the stations in Stage 3 where its expected operation period from Caldecotts till Gardens by the Bay will open in the third half of 2022.
