8@BT Launch Sees Over 50% of Units Sold
At the sales launch of 8@BT on 21 September 2024, 83 units (52.5%) were sold at an average price of $2,719 per square foot (psf), with prices starting from $2,530 psf.
This positions 8@BT among the top new property launches of the year—surpassed only by the 533-unit Lentor Mansion, which sold 75% of its units during its March launch, and slightly outperforming Kassia, which moved 52% of its units at its July launch.
Of the buyers, 99% were Singaporeans and permanent residents (PRs), with one foreign purchaser from the US, who is exempt from the 60% Additional Buyer’s Stamp Duty (ABSD) due to the US-Singapore free trade agreement. Most buyers were families with children, complemented by a diverse mix of other profiles, including a substantial number of upgraders and right-sizers.
The demographic breakdown of buyers shows that 33% were aged between 31 and 40, 21% were between 21 and 30, and around 5% were retirees aged over 60.
The 1-bedroom units proved to be the most sought-after, with 29 out of 32 units (91%) sold at prices starting from $1.338 million. These units range in size from 517 to 592 square feet. Similarly, the 2-bedroom units, sized between 624 and 829 square feet, saw 29 out of 48 units (60%) sold, with prices beginning at $1.808 million.
For the 47 available 3-bedroom units, which range from 1,001 to 1,270 square feet, 23 units (49%) were purchased at prices starting from $2.55 million. The majority of these buyers are reported to be owner-occupiers.
Bukit Sembawang secured the 49,633 square foot site for 8@BT during the government land tender in November 2023, with the highest bid of $200 million. This equates to a land rate of $1,343 per square foot per plot ratio (ppr).
