Whereas Type B-2 has a square layout. The kitchenette, dining and living is in the same elongated area. It has different kitchen concepts compared to Type B-1 as Type B-2 has an L-shaped open kitchen opposite its dining area.
Next, Type B-2 has a bigger master bedroom and balcony compared to Type B-1. The balcony size in Type B-2 extends up to bedroom 2.
Besides the kitchen, master bedroom and balcony, everything else – living room, dining area, bedroom 2, bathroom are the same.
For prices, increment for every floor would be at the range of $ 12,350 – $ 13,300 and the overall price difference for 2 bedroom units could hit $ 252,700 when comparing the lowest and highest floor unit.
Both 2 bedroom units can be given a 50/50 consideration as the layout designs are different. But Type B-2 is recommended to buyers and investors looking for a big balcony. Some buyers and investors would be more interested in the 689 sqft unit Type B-1 (h) and Type B-1a (h) with a big balcony.

Secondly, the allocation of study room is different where the study room in Type BS-1 is opposite the kitchen where Type BS-2’s study room is on the right of the entrance.
Lastly, Type BS-2 has a bigger balcony connecting to the living room and bedroom 2 with a bigger walkway compared to other units. But it has a smaller dining area with sufficient space to fit in a table for 4 person.
For prices, the overall price difference for 2 bedroom + study units could hit $ 348,650 when comparing the lowest and highest floor unit.
Of all 2 bedroom + study units, Type BS-2 is highly recommended. In comparison with Type BS-1(h) (775 sqft), Type BS-2 with 818 sqft has a lower entry price and an enclosed kitchen alongside a big balcony.
Thus, it is wise to spend less for a bigger unit with more features than to spend more for a smaller unit.
3-Bedroom Unit

Type C-2(p) and Type C-3(p) have the same unit area and rectangle layout but a different allocation of entrance, bedroom and bathroom. The entrance in Type C-2(p) is right beside the storage and distribution board whereas the entrance in Type C-3(p) is opposite its storage and distribution board.
After the storage and distribution board, the next thing in sight is the double galley enclosed kitchen with a sliding door and a dining area with a table which fits up to 6 person and a living room. Both units have the same private enclosed space size as a replacement for balcony. Next, the walk way between the living room and dining area leads to all the bedrooms and bathroom.
The only difference in terms of allocation for bathroom 2 and bedroom 3 is in Type C-2(p), bedroom 2 and bedroom 3 are opposite bathroom 2. Whereas for Type C-3, bathroom 2 is right beside bedroom 2 and bedroom 3 is opposite bathroom 2.
For prices, the overall price difference that available for 3 bedroom units could hit $ 32,300.
Type C-2(p) is highly recommended for both buyers and investors as both have the same unit area but Type C-2(p) has a lower entry price.
3-Bedroom + Study Unit
The picture above shows the 3 bedroom + study and 4 bedroom + study unit – Type CS-2a(p) (1,076 sqf) and Type DS-1a(p) ( 1,259 sqft). Entry prices are different for each unit:

Both units have a similar rectangular layout but Type DS-1a(p) leans towards a dumbbell layout because rooms are located at either side of the house.
Type CS-2a(p) has a same layout design with Type C-2. It has the same double galley enclosed kitchen, dining area and living area. The difference between Type CS-2a(p) and Type C-2 is that Type CS-2a(p) has an additional yard, water closet and study room which is why it has a bigger unit area.
There are 2 ways to access the study room – from the walkway and yard. And there is the yard and water closet which is accessible from kitchen and study area.
Next, Type DS-1a (p) which has a similar layout in terms of allocation of rooms, bathroom and kitchen like Type CS-2a(p). But Type DS-1a (p) is of a dumbbell layout with additional junior master bedroom and junior master bathroom at the right side of the house.
Lastly, the dining area in Type DS-1a is big enough to fit in table for 8 person where Type CS-2a(p)’s dining area can only fit a table for 6 person.
There are no price increments for both units because these are the only 3 bedroom + study and 4 bedroom + study unit left in Royal Green. These units are only available on the first level.
Future Direction for Buyers & Investors
The URA master plan 2019 indicates that Bukit Timah has been long established as one of Singapore’s premier and most prestigious residential enclaves which will soon undergo a green transformation with the planned Built Timah-Rochor Green corridor.
This will include a 1.4 km elevated linear park at the doorstep of Royal Green. Since Bukit Timah is a mature estate, there is not much land for development and there should be less supply of new development in future – which means more value appreciation for Royal Green, especially with it being a freehold development.
