The plan shows the Downtown Line which runs Bukit Panjang through Bukit Timah to the City, and then Eastwards through Jalan Besar and Ubi to Expo, where the interchange is for the East West Line to Changi Airport.

Here, there is a planned extension to add two stations, Xilin and Sungei Bedok after Expo. It is slated for completion by 2024. Hume station between Beauty World and Hillview stations is another one targeted to open in 2025.

Sloane Residences’ View

Overall, the view from Sloane Residences is slightly disadvantaged compared to other projects as both directions – the northeast and southwest are full of high storey buildings.

The is because Sloane Residences is a 12-storey building but surrounding building stand above 12 storeys tall, which may limit the view from Sloane Residences.

As shown in the picture, there is an allocation of 52 units in total and 46.15% of units are ALREADY SOLD. Comparatively, the chart above shows the allocation of each unit in details:

All 2 bedroom units face northeast, making Sloane Residence’s 2 bedroom unit highly recommend for buyers who are not keen on views. Views toward the northeast overlooks Novena city and a range of residence, shopping centre, and schools – Perfect Ten, Anglo Chinese School (Primary), Balmoral Plaza, St James’ Church Kindergarten, Goodwood Residence.

All the 2 bedroom units are the same as they are of the same unit size and layout design. As the dining area is well connected between L shape kitchen and the living room, this type is more suitable for families.

The merging of the dining space and living space allows families to enjoy leisure and entertainment time together whilst having their meals. Otherwise the dining area can be set up as a meeting space, with the use of the living room’s television as a projector for document sharing and screening.

Other than that, they have 2 bathrooms and an additional store room. Master bedroom is located together with master bedroom whereas bathroom 2 is right outside bedroom 2 – opposite the store room.

For prices, increment for every floor would be from $ 4,000 – $ 6,000 and the overall price difference for 2 bedroom + study units could hit $ 240,000 when comparing the lowest and highest floor unit.

Type B is highly recommended for buyers and investors as the design for 2 bedroom units are the same including the view. Thus, it is recommended to spend less to get the same unit.

Stack 7 faces southeast towards Anglo Chinese Junior School, NEA Main Office, Goodwood Hill, and Goodwood Park.

Stack 6 faces northeast, and the view towards northeast is Novena city with residence, shopping centre, and schools like the Perfect Ten, Anglo Chinese School ( Primary ), Balmoral Plaza, St James’ Church Kindergarten, Goodwood Residence. Stack 5 faces southwest where it is full of residences and office towers such as Nouvel 18, Shangri-La Singapore, Pinetree Condo, and The Balmoral.

The 3 bedroom units are all equipped with private lifts. All the designs for 3 bedroom units are similar as they have a dumbbell layout where rooms are at either side of the house.

In terms of the kitchen, all 3 bedroom units have an open U shape dry kitchen and an enclosed one sided galley kitchen. In the wet kitchen, there is an additional water closet and utility room. The utility room can be easily used as a storage room by adding a few cabinets.

All Types C1 (C1a & C1b ) and C2 ( C2a & C2b ) are similar. The unit size, kitchen, bedroom and bathrooms are the same.

From the layout above, Type C’s walk way and liveable space is bigger. Whereas for Types C1 and C2, the dining and living areas are combined.

Secondly, Type C has a bigger master bedroom and balcony compared to Type C1 and C2. Alternatively, the bathroom 2 at Type C1 and C2 is bigger.

For prices, increment for each floor would be from $ 24,000 – $ 38,000 and the overall price difference for 2 bedroom classic units could hit $ 468,000 when comparing the lowest and highest floor unit.

Future Direction for Buyers & Investors

Property Developement

There are many plans to develop larger lands in the Bukit Timah region with a big reserve site – Goodwood Hill. Presently, there are only few landed properties in that area which means that there is potential to develop its surrounding vacant land to fully utilise that piece of land. In this, a potential redevelopment in the future may be possible.

Location

Land Tenure

Sloane Residence’s freehold status will make it an attractive investment in land-scarce Singapore. At the same time, it helps negate fears of lease decay. As known, the Singapore government will only sell land with leases up to 99-years while some developers who bought freehold land via collective sales are only selling their properties with 99-year leases. In other words, the properties will revert to them once the leases expire. Sloane Residences is being developed by TSKY Balmoral is a joint venture by two Singaporean firms – Tiong Seng Holdings and Ocean Sky International through its subsidiary Arctic Sky Investment. Tiong Seng Holdings has a 60% stake in the development while Arctic Sky holds a 40% share.

Tiong Seng Group
