Views Facing North
Looking at the site plan, there are total of 8 stacks from stack 1 to stack 8. Stacks 5 to 8 face the North, which overlooks Kampong Java Road and the iconic Rochor River complete with a skyline view of skyscraper.
The view of the north from stack 5 to 8 is the Novena city, which provides a look at the row of high-storey buildings including different residences project, office tower and shopping malls. These include:

Views Facing South
For the south-facing orientation, stacks 1, 2, 3, 4 faces Kopar @ Newton tower 6 which is 23 storeys high. The space between the two developments is estimated to be around 20-24m. This means a view of these stacks would be limited.
But even so, Stack 1 still enjoys a slightly better pocket view of the city which houses The Istana, Concorde Hotel Singapore and Plaza Singapura.
For buyers and investors, one of the concerns of having a view facing south may be noise from the expressway. Here, the noise will be less of a concern as the building located here is around 20-24m apart.

Floor Plan
1-Bedroom Unit
Presently, units of 549 sq ft are still available. The first walk-in past the kitchenette will lead you to the living room and balcony. The master bedroom and bathroom is on the left side of the walk way. Type A allocation stacks are stack 3 and stack 6.
Stack 6 faces North and slightly towards Northeast. So it gives a view of the pool facilities and sunrise.
Stack 3 faces South. Meaning it holds a grand view of the entrance, the building and the Kopar @Newton building. The shorter end of the stick is that stack 3 faces the main road, but the noise is not much of a concern as the building located right in front of the facing is estimated to be around 20-24m apart.
The entry price for type A is $ 1,450,000 with a price range of $ 2,642 – $ 2,980 per sq ft. Price increment for each floor would be around $ 4,000 – $ 9,000 and the overall price difference for 1 bedroom could go up to $120,000 when comparing the lowest and highest floor unit.
For type A, there are only 2 options where the unit is in Stack 6 or Stack 3. As a buyer, both options are considerable, 50/50. Some may have concerns about Stack 3 facing the expressway. But one reason to consider stack 3 would be that its noise wouldn’t be relevant if owners were to go for the upper floors. So depending on the view one goes for, all units should be considerably competitive.
2-Bedroom Unit
The picture above shows the 2-bedroom units – Type B1 (872 sqft), B2 (883 sqft) and B3 (915 sqft). Entry prices are different for each 2-bedroom unit:
Type B2 stack 7 and some of the B1 stack 7 unit faces North, which oversees pool facilities and a view of sunrise. But some of the type B1 stack 2 units and type B3 stack 4 will be facing South, which gives a view of the building’s entrance alongside a lush, the building of Koper @Newton.
From the picture above, the design for Type B1, Type B2 and Type B3 are similar with its concept merged in a square layout. The kitchenette, dining and living is in the same elongated area.
There are few differences between Type 1 & 2 compared to Type 3. First off, Type 3 has the biggest balcony compared to Type 1 and 2. Secondly, the walkway along the entrance is wider, hence Type 3 having a bigger kitchen than Type 1 and 2.
Overall, all 2 bedroom units gives off a welcoming vibe with its square layouts. One thing to note throughout all the layouts are the master bathrooms which connect to the master bedrooms.
For prices, increment for every floor would be from $ 2,000 – $ 15,000 and the overall price difference for 2 bedroom units could hit $ 360,000 when comparing the lowest and highest floor unit.
For investors, Type B1 would be highly recommended due to its lower entry price compared the others. Plus, Type B1 does provide unit that faces both the north and south, allowing open option in terms of view. For buyers, Type B3 would be preferable compared to Type B2.
Mainly as a buyer, the big balcony would be more practical as it provides an open, vibrant space for families. Secondly, the entry price for Type B3 is also cheaper than Type B2 thus cutting down on spending whilst allowing buyers the option to grab a bigger sized unit.
3-Bedroom Unit
The above shows the 3 bedroom units – Type C1 (1173 sqft), C2 (1184 sqft) and C3 (1281 sqft). There are difference entry price for 3 bedrooms:
Both C1 and C2 units at stack 5 faces the North which has pool facilities and sunrise view alongside some type C3 units at stack 8. The rest of the C3 unit at stack 1 gives a view of the building’s entrance and a greenery sight at the South.
The kitchen here became a focused space in this 3 bedroom design as the kitchen area for Type C is bigger than 1 and 2-bedroom units. As the dining area is well connected to the living room, this type is more suitable for families.
The merging of the dining space and living space allows families to enjoy leisure and entertainment time together whilst having their meals. Otherwise the dining area can be set up as a meeting space, with the use of the living room’s television as a projector for document sharing and screening.
In all 3 bedroom units, a utility room is handy in place – a room for hired help in the house. In the case where hiring domestic help is not in mind, the utility room can always be switched to a storage or study room and honestly, the possibilities are endless depending upon the way the space is utilised.
There are only few difference among all 3 bedrooms unit. First off, the walk way on Type C2 is slightly wider than Type C1. Secondly, only Type C3 come with additional bathroom which Type C1 and C2 don’t have.
In price increments, prices for each floor would be around $ 15,000. The overall price difference for 3-bedroom units would’ve gone up to $ 417,050 when comparing the lowest and highest floor unit.
In all 3 bedrooms unit, Type C1 units on the lower floors are recommended regardless if one is looking to buy or invest. This is because stack 5 is facing north, which is away from the expressway. Coupled with the highest price differences, there is a high potential of price increment for Type C1.
Secondly, there is the option to enlarge the master bedroom with working space and a walk-in wardrobe if bedroom 3 were to be connected with the master bedroom. This allows for a bigger working space and the option for owners to use the remaining rooms as spaces for other purposes like a home office or a leisure room.
4-Bedroom Unit
The last chart shows the 4-bedroom units – Type D1 (1496 sqft) and D2 (1496 sqft).
Type D2 units located at stack 8 will be facing North, which has pool facilities and a sunrise view. For Type D1 units at stack 1, they will be sport a view of the entrance of the building and a greener, scenic view overlooking the South.
The concept design for the 4 bedroom type is fairly similar to 3-bedroom units. The only difference is that all 4 bedroom layout sizes has additional bathrooms right beside the utility room. In these types, the bathrooms could be for the use of the maid in cases where families do not want to share bathrooms. In other cases, the bathrooms could be allotted as a guest bathroom for guests.
In general, the 4 bedrooms unit Type D1 and D2 sport a slighter price difference compared to the units with 1 to 3 bedrooms as sizes for both 4-bedroom units are the same. Which prefer for buyer that looking for big unit size to consider.
For Type D, the price increment starts around $ 29,000 – $ 31,000. Overall, the price difference would be around $ 114,000 when comparing the lowest and highest floor unit.
Overall, there are no differences between Type D1 and D2. Hence the only consideration between the units is the view.

Health City Novena
