Stacks that are facing North will be overlooking the Orchard and Novena City with a skyscraper skyline view.

Views Facing South

Type 1(a) units located at stack 2 will be facing east with an overview of Merlion and Marina Bay skyscraper skyline view. They are able to spot Singapore Shopping Centre, Dimension International College, Hotel Fort Canning, Aspen Height and so on.

Type 1 (b) at stack 7 faces north overlooking the Orchard and Novena City with a skyscraper skyline view. Such as Ion Orchard, Takeshimaya Shopping Centre, Chatsworth International School, 313@Somerset and Sri Temasek.

The design for both 1 bedroom unit – first walk-in past the kitchenette will lead you to the living room and balcony. The master bedroom and bathroom is on the right side of the walk way.

The only difference is that the kitchen walkway at Type 1(b) is way smaller than Type 1(a). Hence, there are only 2 consideration on selecting 1 bedroom unit which is the view and the walk way.

For prices, increment for every floor would be from $ 9,000 – $ 10,000 and the overall price difference for 1 bedroom units could hit $ 406,000 when comparing the lowest and highest floor unit.

Type 1(b) is highly recommended to investor due to low entry price. As for buyer, buyer can also consider Type 1(a) because there are many designs that able to fully utilise the extra space in kitchen walkway. For example, a shoe cabinet, wall of art, or additional kitchen cabinet for resident with many kitchen accessories and so on.

2-Bedroom Unit

Type 2(b) at stack 4 is the only 2 bedroom unit that available in The Avenir. It faces south overlooking Singapore River and Thiong Bahru with view of River Valley Primary School, M Social Singapore, Acadamia, Tiong Bahru Market, Community Centre and Singapore River.

Its concept merged in a square layout. The kitchenette, dining and living space is in the same elongated area. Both bedrooms and bathrooms are at the left side of the walkway.

From the picture above, master bathroom is actually built in master bedroom. Which means that master bedroom and bedroom 2 are having their own bathroom instead of sharing one bathroom together.

For prices, increment for every floor would be around $ 13,000 and the overall price difference for Type 2(b) could hit $ 89,000 when comparing the lowest and highest floor unit.

3-Bedroom Unit

Type 3(a) at stack 6 is also the only 3 bedroom unit left in this project. Stack 6 faces north overlooking the Orchard and Novena City with a skyscraper skyline view. Such as Ion Orchard, Takeshimaya Shopping Centre, Chatsworth International School, 313@Somerset and Sri Temasek.

Type 3(a) and Type 2(b) are similar with its concept merged in a square layout. The kitchenette, dining and living space is in the same elongated area.

But there are some differences, Type 3(a) is having a L shape enclosed kitchen. The walkway in the kitchen also leads us to an additional storage room with water closet which Type 2(b) don’t have. For those buyers that has a permanent helper, buyer could actually replace the storage room by adding a bed and cabinet to become a utility room.

Secondly, bathroom 2 in Type 3(a) has 2 access way – one from bedroom 2 one from the walkway.

If we’d have a look at the layout, you’d notice that the size of the common bedrooms and master bedroom are very generous! The width of the living room is also much wider.
