Its location along Balmoral Road stretching to Bukit Timah Road also puts it into the list of one of the most established private residential enclaves. One end of the road also leads to Steven Roads, which connects to the Orchard shopping district with bustling roads.

Here, commuting is much easier as a range of bus services can be easily accessed at Balmoral Plaza bus stop at a short walk away. For MRT, the nearest station is the Newton MRT interchange at roughly 1km away connecting the Downtown Line.

This allows easy access to the Central Business District via Bugis and China Town. The line goes through the school district and food enclaves of Bukit Timah, and the other side connects to the East-side industrial areas of Kampong Ubi, Kaki Bukit and Changi Business Park.

Types A1, A1M and A1P are similar as the first walk-in past the kitchenette will lead to the living room and balcony. The master bedroom and bathroom is at one side of the walk way. All types have the same sizes of bedroom, bathroom, and kitchen area with a one sided open kitchen design. Minor differences are there between the living room and dining area of Type A1P and the other units.

Type A1P’s living room and dining area are smaller because of a staircase build in its living room and dining area. Hence, size of living room and dining area need to be smaller to fit the staircase, which allows access to the furniture deck.

Type A2 and Type A2P are similar to all Type A1 units with rectangular layout. But Type A2 and Type A2P comes with a bigger unit area with a double galley open kitchen and a bigger living room. Type A2P also has smaller living and dining area because of the staircase build. For prices, increment for every floor would be at a range of $ 7,000 – $ 114,000 and the overall price difference for 1 bedroom units could hit $ 557,000 when comparing the lowest and highest floor unit.

Type A2 is highly recommended to both buyers and investors due to its lower entry price. Some may prefer Type A1 due to it having the lowest entry price but in this case, Type A2 is highly recommended because the price per sqft is the lowest among all 1 bedroom units.

2-Bedroom Unit

The picture above shows the 2 bedroom units – Type B1 (678 sqft), Type B2 (775 sqft), Type B3 (818 sqft) and Type B3P (980 sqft). Entry prices are different for each 2 bedroom unit:

Type B1 and Type B2 are similar in a dumbbell layout where rooms are at either side of the house. The walkway from the entrance leads to a one-sided galley open kitchen, dining area and living room.

The merging of dining and living space allows families to enjoy leisure and entertainment sessions together whilst having their meals. Otherwise, the dining area can be set up as a meeting space, with the use of the living room’s television as a projector for document sharing and screening.

Type B2 has a bigger unit area because it has an extra bathroom and bigger open kitchen area. The walk way is enlarged due to the extra room in the bathroom and kitchen. An extra bathroom provides the family with more privacy with another personal bathroom in its master bedroom.

Besides that, bedroom 2 will be able to get its own personal bathroom as there is a sliding door between the bathroom and living room. The bathroom is combined with bedroom 2 once the sliding door is closed.

Type B3 is the only unit with square layout. The kitchenette, dining and living is in the same elongated area. All the bedrooms and bathrooms are at the left side of the walkway. Type B3 has the most plus points compared to Type B1 and Type B2.

It has a double galley open kitchen, a big dining area which can fit a table for 6 person and a spacious living room. In terms of bedrooms, Type B3 has a bigger master bedroom compared to other units.

For Type B3P, staircase allocation here is different compared to the 1 bedroom unit. In the 2 bedroom units, the staircase is in bedroom 2. Thus, it will not be possible to fit a queen-sized bed here. Our suggestion is to turn bedroom 2 into a study pod or working area, and the furniture deck can be turned into a bedroom by adding a bed.

For prices, increment for every floor would be around $ 7,000 and the overall price difference for 2 bedroom units could hit $ 999,000 when comparing the lowest and highest floor unit. Overall, Type B1 is highly recommended for investors for its lowest entry price. For buyers, Type B3 is highly recommended because it has bigger unit area but a lower entry price and price per sqft.

2-Bedroom Guest Unit

Type B4 is the only 2 bedroom + guest unit in The Hyde. It is at stack 11, facing southeast and looking towards Anglo Chinese Junior School, NEA Main Office, Goodwood Hill, and Goodwood Park.

Type B4 has a square layout but this unit is equipped with a private lift. There are 2 entrances in the unit – first from the private lift and the second beside the private lift. The walkway from the private lift lobby leads to a big double galley open kitchen, living room and dining area which can fit a table for 6.

Besides that, the walkway between the kitchen and living room leads to all bedrooms, bathrooms and guest room. And Type B4 is the only 2 bedroom unit with an extra guest room. But there are some disadvantages in this unit as its master bedroom is smaller compared to Type B3.

For prices, the entry price for Type B4 is $ 2,888,000. Increment for every floor would be around $ 56,000 and the overall price difference for 2 bedroom + guest unit could hit $ 393,000 when comparing the lowest and highest floor unit.

Among all 2 bedroom units, Type B3P would be suitable for buyers looking for a big unit with extra space. Some buyers may go for Type B4 since it has an additional guest room but Type B3P has a bigger master bedroom, living room and an additional room as well.

If buyers fully utilise the furniture deck provided – Type B3P can be easily turned into a 2 bedroom + 1 bedroom unit by adding beds in furniture deck and bedroom 2.

3-Bedroom Unit

The picture above shows the 3 bedroom units – Type C1 (1,249 sqft) and Type C2 (1,249 sqft). Entry prices are different for each 3bedroomunit:

Both stack 3 and stack 5 face southeast and overlook Anglo Chinese Junior School, NEA Main Office, Goodwood Hill, and Goodwood Park.

Type C1 and Type C2 are equipped with its own private lifts. There are 2 entrances in the unit – first from the private lift with the second entrance right beside the private lift.

The walkway leads to a one-sided galley open dry kitchen with an island. The 3 bedroom units come with a small enclosed wet kitchen with enough space for a cooking stove. Other than the wet kitchen,

there is a yard and water closet accessible from the wet kitchen. The yard area is big enough to fit a bed, which is convenient for families with a permanent helper or the yard can be switched to a storage or study room – depending upon each families’ needs.

Next, the living room and dining area are at the opposite side of the dry kitchen and all 3 bedroom units in The Hyde comes with a dining table which can easily cater up to 8 pax. This is different from most 3 bedroom units from other projects which only provide a small dining to fit 6 person.

Lastly, all 3 bedroom units come with 3 bedroom and 2 bathroom. The master bedroom in the 3 bedroom unit has sufficient space for a walk in wardrobe and a big master bathroom with 2 basins. The other bathroom is opposite the 2 bedrooms and bathroom will be a shared one. From the picture above, Type C1 and Type C2 have the same unit area and layout design. The only difference that Type C2 is the mirror image of Type C1.

For prices, increment for every floor would be around $ 10,000 and the overall price difference for 3 bedroom units could hit $ 133,000 when comparing the lowest and highest floor units.

Type C2 is highly recommended due to its lowest entry price and price per sq ft. Buyers can enjoy the unit with the me unit area, layout design and view but at a lower price.

4-Bedroom Unit

Type D is similar to the 3 bedroom units as they have the same rectangular layout and design. But there are some differences in Type D compared to the 3 bedroom units.

Firstly, Type D has a bigger wet kitchen area but a smaller yard area which accesses the wet kitchen compared to other units. Secondly, Type D comes with a big junior master bedroom and a bathroom. As shown above, bathroom 2 can be accessed from the junior master bedroom and its walkway whereas bedroom 3 and bedroom 4 share a Jack and Jill bathroom.Type D is the only 4 bedroom unit by The Hyde. The entry price for this unit is $ 4,647,000 with price per sqft of $ 2,956 – $ 3,191.

For prices, increment for every floor would be at a range of $ 24,000 – $ 129,000 and the overall price difference for 4 bedroom units could hit $ 370,000 when comparing the lowest and highest floor units.

The 4 bedroom type will be highly recommended for buyers with a big family and those who want a big unit size.

Future Direction for Buyers & Investors

Property Development

There are many plans to develop larger lands in the Bukit Timah region with a big reserve site – Goodwood Hill. Presently, there are few landed properties in that area which means there is potential to develop its surrounding vacant land to fully utilise that piece of land.
