1-Bedroom Unit
The picture above shows the 1-bedroom units – Type A1 (495 sqft), and Type A2 (495 sqft). Entry prices are different for each 1-bedroom unit:
Stack 5 faces north, towards Bukit Timah and different types of low storey building. Other than city view, stack 5 will spot block 190 of Van Holland as well.
Stack 10 faces south overlooking Holland Road and Holland V with a skyscraper view. South has the best view at Van Holland overlooking some impressively built high storey buildings. Both Type A1 and Type A2 are similar with its concept merged in a square layout. The kitchenette, dining and living is in the same elongated area.
The design of the layout is similar to studio as there is no partition wall between the master bedroom and living room. Only a sliding door is wedged between, allowing for an open or closed concept master bedroom.
The only difference between Type A1 and Type A2 is its entrance.

2-Bedroom Unit

Stack 3 faces south overlooking Holland Road and Holland V with a skyscraper view. The South has the best view in Van Holland because of the view on high storey buildings around. Stack 7 faces east with an east view of Holland V which has residences, shopping mall and food and beverage outlets.
Type B1 is of a rectangular layout where everything can be seen right away from the entrance except the balcony as it is located right beside the entrance. The entrance leads to dining table and living area. Then the walkway leads to an open L-shaped kitchen alongside the 2 bedrooms and bathroom.
The merging of the dining space and living space allow families to enjoy leisure time together whilst having their meals. Otherwise, the dining area can be set up as a meeting space, with using the living room’s television as a projector for document sharing and screening.
On Type B2, it is of a rectangular layout as well but the design is slightly different compared to Type B1. The walkway from the entrance leads to the right side to the dining area and living room. Bedrooms and bathrooms are opposite the dining area.
Type B2 has a bigger master bedroom and bathroom compared to other 1-bedroom units due to a bigger unit area so it can be fully utilised by increasing the size of bedroom and bathroom.

Overall, 2-bedroom units are welcoming due to the layout. Buyers and investors have 2 options – Type B1 which faces south and the bigger unit Type B2 facing east. Depending on the view and sizes of the unit, buyers can make their selection based on their preferences.
2-Bedroom + Study Exclusive Unit
The above layout shows 2 bedroom + study exclusive units ( type L1 ) at Van Holland. Type L1 comes in a dumbbell layout where rooms are at either side of the house.
Type L1 is at stack 13 and stack 14. Both stacks face south overlooking Holland Road and Holland V with a skyscraper view.
The Van Holland exclusive series layouts are all equipped with a private lift. There are 2 entrances in the unit – first through the private lift and the second right beside the dining area.
The first thing in front of the private lift lobby is the dining area which can fit a table of 6 pax. The right sight of the walk way leads to the master bedroom, study room and kitchen. Whereas on the right side is the living room, bedroom 2 and balcony.
The kitchen that the 2 bedroom + study exclusive unit has is an L-shaped enclosed kitchen together with a Household Shelter with the washer and dryer room.
For prices, increment for every floor would be at a range of $ 8,240 – $ 18,540 and the overall price difference for 2 bedroom + study exclusive units could hit $ 45,320 when comparing the lowest and highest floor unit.
This is the only 2 bedroom + study exclusive unit left in Van Holland. It has two stacks but the view is the same. Hence, it is best to select units based on its entry price.
The entry price of the lowest unit is $ 2,926,230 with price per sqft of $ 2,923 – $ 2,960.
2-Bedroom + Premium Unit
The picture above shows the 2-bedroom premium units – Types B3 (775 sqft), Type B4 (710 sqft) and Type B5 (797 sqft). Entry prices are different for each 2-bedroom premium unit:
Stack 2 and Stack 6 face north towards Bukit Timah and different low storey buildings. Other than city view, stack 5 will spot block 190 of Van Holland.

Type B3 and Type B4 are similar with its concept merged in a square layout. The kitchenette, dining and living is in the same elongated area. They have a same concept kitchen which is the one-sided galley open kitchen opposite dining area.
Type B3 has bigger unit area compared to Type B4 as Type B3 has an additional balcony beside its living room which Type B4 lacks.
Type B5 is in a dumbbell layout where rooms are at either side of the house. The only walkway in this unit leads to a one-sided galley open kitchen, dining area and living room.
Type B5 is different compared to other 2-bedroom premium units because it has a longer balcony beside the living room that connects to the master bedroom.
Although so, it provides no access to the master bedroom. For prices, increment for every floor would be around $ 8,240 and the overall price difference for 2-bedroom premium units could hit $ 207,030 when comparing the lowest and highest floor unit.
All 2-bedroom premium units are considerable at 50/50 with many options to choose among based on unit size, layout, balcony, entry price and view. Based on unit size, layout and view, Type B5 is recommended – biggest unit with dumbbell layout facing south (best view in Van Holland).
3-Bedroom Unit

Then the walkway leads to the left side of the house – the dry kitchen, enclosed wet kitchen, dining area, living room and bedroom.
And yes, Type C1 has an open dry kitchen with a double galley enclosed kitchen. Along the wet kitchen, there is a utility room – a room for hired help or other uses in the house.
Whereas Type C2 is an L-shaped layout because the bedrooms and bathrooms are behind the living room. Type C2 has a bigger unit area compared to other units but it only comes with a L shape open kitchen.
Other than the kitchen, there are no major differences. Firstly, Type C2 has a bigger balcony. Secondly, the living room is bigger as there is a walkway behind the living room which utilised the spaces.
Lastly, the master bedroom and bedroom 2 in Type C2 are bigger compared to other 3-bedroom units.
For prices, increment for every floor would be around $ 10,300 and the overall price difference for 3-bedroom units could hit $ 254,410 when comparing the lowest and highest floor unit.
Overall, Type C1 is recommended because it has the classical layout design in the market and a lower entry price.
4-Bedroom Unit
The picture above shows the 4 bedroom and 4-bedroom exclusive units – Types D (1345 sqft) and Type L2 (1593 sqft). Entry prices are different for each 4 bedroom and 4-bedroom exclusive unit:

The walkway between the dining and living area leads to the bedrooms and bathrooms.
Type L2 is within a dumbbell layout as all the bedrooms are at the left side and the dining area and kitchen are on the right side of the entrance.
There are 2 entrances – private lift lobby and the other one between the dining area and living room. First thing that comes into view from the private lift lobby is the dining area. On the left side of the walkway is a one-sided galley open dry kitchen with an island right in the middle and a double galley enclosed kitchen.
Opposite the walkway is where all the bedrooms, bathrooms and living room are located.
For prices, increment for every floor would be around $ 13,390 and the overall price difference for all 4-bedroom units could hit $ 556,200 when comparing the lowest and highest floor unit.
Overall, both 4-bedroom layouts are well designed as there are two different layout which provide more options. Those who prefer a unit with private lift can consider Type L2. Otherwise, go for Type D for its lower entry price.
Future Direction for Buyers & Investors
While Holland Village seems to be an area that has it all, offering a wide variety of dining and lifestyle options, more is expected. The Urban Redevelopment Authority’s draft Master Plan 2014 reveals Holland Village will be further developed as an “identity node”, meaning it will not lose the charm and ambience that entice so many visitors and residents.
A new extension adjacent to Holland Village, right behind Lorong Mambong, has been earmarked for a new mixed-use, pedestrian-oriented development that will add to the vibrancy of Holland Village as a great place to live, work and play. A new street, Holland Way, will also be created.
The 23,000 sqm new extension which will take up to seven years to complete, will add another 570 private residential units.
Thus buyers now have more time to select projects in Holland Collections. If the market is in demand for property, there may be another wave of en block sale in future with upcoming projects. The entry price now will be lower than future developments.
Land Tenure
Van Holland’s freehold status will make it an attractive investment in land-scarce Singapore. At the same time, it helps negate fears of lease decay. As known, the Singapore government will only sell land with leases up to 99-years while some developers who bought freehold land via collective sales are only selling their properties with 99-year leases. In other words, the properties will revert to them once the leases expire. Hence, freehold land will become increasingly rare and this is therefore a good opportunity to snare a freehold property in a prime district.
