If you’re interested to move to a brand-new condo in Novena, there are two projects that you can aim for, but you have to be quick because both have 10 or fewer units left for sale.

This goes to show that Fyve Derbyshire and Neu At Novena must have some good points that homebuyers find attractive. What are they exactly? Let’s find out.

For starters, both are freehold, so that’s a one-up for you if you don’t find the 99-year time bomb too enticing.

Fyve Derbyshire’s expected TOP is in November 2023 while Neu At Novena’s is in April 2024.

Both are superbly located in Novena close to the Novena MRT station, United Square, Goldhill Plaza, Novena Square, medical centres and schools.

Besides Novena MRT station, two other MRT stations are within a 1km radius from both developments: Newton and Farrer Park.

Located on Moulmein Rise, Neu At Novena is located within walking distance to Tan Tock Seng Hospital, Novena Medical Centre, Mount Elizabeth Novena Hospital & Specialist Centre, Ng Teng Fong Centre for Healthcare Innovation, and the National Skin Centre.

In fact, this area is known as Health City Novena, which is a mega integrated hub comprising three health sciences schools, four hospitals and hospices, and four specialised health facilities all within one minute’s walking distance from one another. As such, you can expect strong capital appreciation and good rental demand for your unit at Neu At Novena.

If you’re familiar with the Derbyshire Road area, then you may know Lion Towers, Adria, and Derbyshire Heights. These buildings surround Fyve Derbyshire.

As it’s surrounded by other residential properties, Fyve enjoys a peaceful and serene surrounding while, at the same time, having the advantage of having St Joseph’s Institution Junior close to home. Fyve Derbyshire is about 8 – 10 minutes’ walk away from Health City Novena.

Both Fyve Derbyshire and Neu At Novena come in one block only. Fyve is 19 storeys high while Neu is 17 storeys. Fyve Derbyshire has 71 units in total with only 10 units left for sale. Neu At Novena has a total of 87 units with only 8 units available for sale. All information is accurate at the point of writing.

From the data above, Neu is slightly more densely populated than Fyve. However, Neu At Novena has a bigger land area of 22,198 sq ft while Fyve Derbyshire occupies an area of 18,674 sq ft. Both do not offer private lifts or come with separate wet and dry kitchens. Neu offers more choices of unit configurations as shown in the chart below.

Comparing two typical two-bedroom units

Fyve Derbyshrine

For Fyve Derbyshire, we’re looking at a two-bedder measuring 657 sq ft. This can be found in stack 1. Stack 1 faces southeast and provides a view of common facilities. However, units in stack 1 faces the CTE, so there’s a risk of higher noise pollution.

The unit has an open kitchen concept, so parents can keep an eye on the kids in the living/dining room even when they’re busy preparing meals.

Neu at Novena

For Neu At Novena, we’re also looking at a 657 sq ft unit. This can be found in stack 2. Stack 2 faces two directions (west and south) because Type A4 has two balconies and each faces a different direction.

Stack 2 has a better view compared to the other stack that only faces west. Stack 2 may also enjoy a slightly better pocket view of the city. As for the balcony that faces south, it will have a view of Kampong Java Flyover and the Central Expressway.

Two bedders in Neu At Novena are squarish with an efficient design that doesn’t waste walkway space. The dining area and kitchen are separated because it has an L-shaped enclosed kitchen with a sliding door. Bedroom sizes are bigger compared to Fyve Derbyshire’s units.

For tenants and buyers who are concerned about privacy due to the bathroom’s close proximity to the neighbour’s unit, take note that the bathroom walls are thicker than other walls. The bathroom with a window is at the master bedroom to allow its residents to enjoy a good view while showering.

For those who prefer to make full use of the kitchen, Neu At Novena would be a better choice because of its enclosed kitchen.

Price
