The government is releasing fewer freehold land parcels for residential development these days, so if you come across a freehold new launch – what’s more that is close to Orchard Road – consider it a rare opportunity.
And certainly, Cairnhill 16, Klimt Cairnhill and The Peak @ Cairnhill II are limited opportunities that no serious buyer would let go of without weighing the benefits of owning one.

Comparing two-bedroom units for all three projects
Cairnhill 16
For Cairnhill 16, we’re looking at a 775-sq-ft unit. This can be found in stack 3, which faces south and overlooks the Orchard area where plenty of skyscrapers are in sight. Units in higher levels enjoy a full scenic view of the skyline.
The 2-bedder has a squarish layout but this unit is equipped with a private lift. The private lift first leads to the living room followed by the dining area and kitchenette with a second entrance to the unit at the left.
Klimt Cairnhill
For Klimt Cairnhill, we are looking at a 829-sq-ft two bedder. This can be found on stack 4, which faces north and overlooks Newton Flyover and Scotts Road with a skyscraper skyline view.
All 2-bedders in Klimt Cairnhill are located on stacks 4 and 5. By right, both stacks are able to enjoy views of Goodwood and Novena City, but from stack 5, you are only able to spot Novena City because the view towards Goodwood is slightly blocked by stack 4.
The 2-bedders in Klimt Cairnhill don’t come with private lifts like in Cairnhill 16 and The Peak @ Cairnhill ll.
However, there’s plenty of cabinet space in the kitchens, so those inclined towards heavy use of their kitchens will probably prefer Klimt Cairnhill.
The Peak @ Cairnhill II
Lastly, for The Peak @ Cairnhill ll, we’re looking at a 2-bedder with the same unit size as Klimt Cairnhill’s 2-bedder which is 829 sq ft. This is the smallest 2-bedder unit in The Peak @ Cairnhill ll and it can be found either on stack 2 or stack 4. Stack 2 faces north and west, while stack 4 faces south and east.
The north view overlooks the Newton Flyover and Scotts Road with skyscraper views. From here, you can also see Goodwood and Novena City.
The east view overlooks the iconic Istana, Bukit Timah Road and Kallang. The South view overlooks the Orchard area where plenty of skyscrapers are in sight. Units in higher levels enjoy a full scenic view of the skyline.
The west view faces Tanglin and the Botanic Gardens as well as Cairnhill Road with skyscraper views.
Both stacks enjoy views of two different directions because they have planters and bay windows in both bedrooms which the other two projects do not have. Both stacks face the entrance and exit of the development too.
In all, The Peak @ Cairnhill ll’s 2-bedders are a good option for those looking for excellent views from their units.
