If you’re in the market for a new launch condo and you’re eyeing the Newton area, you’re in luck. There is not one but three developments coming up, and all three are very close to the Newton Circus, which means Newton MRT and Newton Food Centre are close by too.

Kopar at Newton
Pullman Residences offers 1- to 4-bedroom types with prices ranging between $1.4 – 4.2 million. Similarly, The Atelier also offers 1- to 4-bedroom types with prices ranging between $1.4 – 4.3 million. Finally, Kopar at Newton offers 1- to 5-bedroom types with prices from $1.3 – 4.5 million.
The Atelier would be the earliest to complete while Pullman Residences would take a few months longer. Depending on your urgency to move in, this could be a determinant factor.
On the other hand, you could also prefer a longer waiting period before the TOP date so as to pool enough money for the various stages of the loan payment.
Freehold or leasehold
Pullman Residences and The Atelier are freehold while Kopar at Newton is 99 years leasehold. Naturally, many of you would be wondering if you should go for a freehold or a leasehold development.
Both have their own pros and cons, and we have argued in depth about this in our previous freehold versus leasehold articles.
It has been said that freehold units are more expensive because of their limitless tenure. In the table below, we have compared the prices across the 2-, 3- and 4-bedroom types. However, it’s not strictly apple-to-apple comparison because these units are not on the same floors and, for Kopar, the higher prices belong to deluxe units.

However, it is pretty obvious that you’ll be paying just that little bit more for a freehold unit. Take for instance, the 3-bedroom type.
For Pullman Residences (freehold), a fourth floor 1,281 sq ft unit with study is going for $3.57 million. At the same size, a seventh floor The Atelier (freehold) unit is going for $3.23+ million. Compare this with a 23rd floor deluxe penthouse unit over at leasehold Kopar, which is going for $3.78+ million with much bigger dimensions of 1,593 sq ft.
Density
Do you prefer a bigger development with more common spaces but also more residents sharing the facilities? Or would you go for a smaller development with fewer common spaces but more privacy?
Among the three developments, Kopar at Newton has the biggest land area while The Atelier has the smallest.
Kitchen and storeroom
Depending on individual households, cooking may or may not be a big thing.
Those who cook and prefer separate dry and wet kitchens would be happy to hear that this could be had in the 3- and 4-bedroom Pullman, 3-bedroom deluxe penthouse Kopar, and 4-bedroom deluxe Kopar.
You will not find separate dry and wet kitchens in The Atelier and 2-bedroom types for all three developments.
The developers have also added some attractive extras to the kitchen setup. Depending on development and unit type, owners can look forward to having fridges, dishwashers or even ovens already sitting at their kitchens when they move in. Check this out.

If you’re thinking where you could store some of your household’s appliances and miscellaneous items, take note that there will be a storeroom for all 3- and 4-bedroom types for all three developments, but for Kopar at Newton, this could be a household shelter instead of a storeroom.
For all three developments, there aren’t any storerooms for 2-bedroom units.
Private lift and concierge service
One of the reasons homeowners want to upgrade from public to private housing is for the privacy and luxury.
Specifically, if you want the added convenience of a private lift, then Pullman Residences would be the one for you because both its 3- and 4-bedroom types come with this extra detail.
For Kopar at Newton, you can only find private lifts for its 4-bedroom deluxe units.
The Atelier doesn’t come with private lifts at all, and you also wouldn’t find private lifts for 2-bedroom types across all three developments.
As for concierge service, it is available for all 2-, 3- and 4-bedroom units for all three developments.
