Highly popular for its buzzing F&B scene, Holland Village is a much-desired residential address in Singapore. For those of you who are keen to make this your home base, the good news is there are two new condo projects in the pipeline here, and both are freehold developments.
Leedon Green
Hyll on Holland
Ideally located
The first is Leedon Green located off Farrer Road while the second is Hyll on Holland located on Holland Road. Both developments are in fact facing one another but separated by the Holland flyover. Via the flyover, Orchard Road and the rest of the CBD are just a breezy ride away.
Leedon Green has two MRT stations (Farrer Road and Holland Village stations) within a 1km radius. Hyll on Holland is closer to the Holland Village station, which is just 900m away. Famous Holland Village roads and landmarks like Lorong Mambong, Lorong Liput, and Chip Bee Gardens are just a short stroll from the Holland Village MRT station.
If you love being close to nature, here’s more good news. Both developments are just a mere 6 minutes’ drive from the sprawling grounds of the Singapore Botanic Gardens.
Parents who are concerned about their children’s education would be delighted to hear that both developments are within close range to the Anglo Chinese International School, Nanyang Primary School, and Queensway Secondary School.
Unit distribution
Both Leedon Green and Hyll on Holland are 12 storeys in height, but Leedon Green has seven blocks while Hyll on Holland has six.
Spread across 316,708 sq ft, Leedon Green sits on a big plot of land. Hyll on Holland is a comparatively smaller development with an area of only 138,100 sq ft.
Though smaller in land area, Hyll on Holland is also comparatively low density as there are only 319 units as opposed to Leedon Green’s 638 units. So, if you prefer a less crowded living environment, Hyll on Holland would suit you better.
In terms of unit types, there are more choices over at Leedon Green, which has units ranging from 1 to 4 bedrooms as well as five units of double-storey Garden Villas. As their name suggests, these villas are set in a beautiful garden landscape.
The 2-bedroom type has the most number of units (320) followed by the 1-bedroom type (145 units), 3-bedroom type (112 units), and lastly, the 4-bedroom type (56 units).
Leedon Green’s 3- and 4-bedroom units also enjoy the exclusivity of private lifts. These two unit types and the Garden Villas have separate wet and dry kitchens. With the dry kitchen opening up to the dining area, there’s even more room to play with and decorate as you wish.
On the other hand, Hyll on Holland offers only 2-bedders (231 units) and 3-bedders (88 units). There are no private lifts, and separate wet and dry kitchens can only be found in the 3-bedroom + study deluxe units.
On average, Leedon Green’s 2- and 3-bedroom units are bigger than those at Hyll on Holland.
Recreational and other facilities
One of the biggest reasons homebuyers upgrade from public to private housing is for the facilities. In this respect, both developments do not disappoint.

Though Hyll on Holland has more facilities than Leedon Green, it doesn’t have tennis courts, Jacuzzis, and a Sky Terrace. If these are important to you, then Leedon Green would be a better choice for you.

If you’re looking towards moving in to your new condo sooner rather than later, then Leedon Green would be a better choice for you because its TOP date is December 2023, compared to Hyll on Holland’s June 2025.
However, Leedon Green has a higher average price of $2,782 psf whereas Hyll on Holland’s average price is $2,522 psf.
Drawbacks
Both developments are located close to the Holland flyover and Farrer Road. The high volume of traffic here would naturally generate a fair bit of noise to residents, particularly those with units facing these roads. If you book your units early, you may get one that does not face both roads.
