Unit distribution
3 Orchard by the Park is a three-block development while Park Nova has only one block. Both developments are high-rises with 3 Orchard by the Park standing tall at 25 storeys while Park Nova has a height of 20 storeys.
3 Orchard by the Park has a total of 77 units but 51 units have already been sold. Hence there are only 26 units currently available for sale.
As for Park Nova, there are a total of 54 units with 38 units already sold, leaving just 16 units available for sale at the moment.
Since 3 Orchard by the Park has two more blocks than Park Nova, it comes at no surprise that it stands on a bigger plot of land (62,179 sq ft) than Park Nova’s 46,085 sq ft. This also balances out the density level i.e. number of households per square foot.
Both developments have a variety of unit configurations to choose from. All units in both projects also enjoy the convenience of having private lifts.
As for separate dry and wet kitchens, these are available for all unit types in 3 Orchard by the Park except their 2-bedders. However, this feature is only available for the 4-bedders and penthouses in Park Nova.
All 3 Orchard by the Park units also come with household shelters, but this is not available for Park Nova units. However, this is well compensated with the presence of a powder room for all units in Park Nova except for their 2-bedders.
With 66.23% of 3 Orchard by the Park’s units already sold out, and Park Nova at 70.37%, here’s a breakdown of the buyer profile of both developments. You will notice that Park Nova’s buyers are mostly foreigners.
Comparing two typical 4-bedroom units
3 Orchard by the Park
For 3 Orchard by the Park, we’re looking at a 2,831-sq-ft 4-bedder, which is slightly smaller than Park Nova’s 4-bedder (see below). Although a bit smaller in dimension, 3 Orchard by the Park’s 4-bedder is a duplex unit whereas Park Nova’s 4-bedder comes in single-storey only.
This unit can be found on the first building of the development (Water tower).
Stack 1 faces the Orchard shopping belt where you can have a good view of its malls, medical centres and hotels.
3 Orchard by the Park’s 4-bedders don’t come with balconies. If having a balcony is important to you, you can consider Park Nova’s 4-bedder units where you’ll not only have a big balcony but also bigger dry and wet kitchens.
Park Nova
For Park Nova, we’re looking at a 2,906-sq-ft 4-bedder. This can be found in Stack 1. This 4-bedder takes on a dumbbell layout where there are bedrooms on both ends of the unit.
From the above floor plan, you will notice that there are two balconies – one facing North and another facing East. The north view faces the high-rises of Balmoral whereas the east view faces the famed Orchard Road shopping belt.
One of the major plusses of this 4-bedder unit is its huge balcony that can easily fit a secondary living room, dining room or even a private jacuzzi.
